hawaii: Visit Hawaii and Play Golf! - 11/10/06 06:19 AM
By: 1SG (Ret) David and Tonya Kucic, HawaiiREALTORs
Have you ever played golf on Oahu?  If you are an avid golfer, there are probably courses on your list that you would someday like to play.  On my personal list are playing in England and Scotland along with a round at Augusta and Pebble Beach.
Closer to home, here is a quick review of some courses that you may or may not want to put on your calendar if you are coming to Hawaii to play golf.  Understand that these views are from an 8.0 handicap golfer.  There are probably a lot of scratch players that wouldn't agree … (4 comments)

hawaii: How often do you do an open house? - 11/08/06 06:34 PM
If you only had one listing, would you hold an open house every Sunday (typical in Hawaii)?  How long would you let it cool off for?  Do you feel as though you are doing an injustice to your seller if you do not hold their home open every week?  Thanks for the input ahead of time! … (1 comments)

hawaii: Trump Tower Waikiki - 11/06/06 08:07 PM
It is finally here!  Mr. Donald Trump is beginning construction on a new project in Waikiki that promises to be the future of our favorite beach.  Reservations have been accepted and the "drawing" will be on Nov 9th to see who gets first pick of properties.  If you have investors or clients that are interested, visit the website.  With no 5 star hotels on a famous beach like Waikiki and a 10 billion dollar beachwalk renovation project, this will be a winner for anyone!  Aloha!

hawaii: Seller Paying Buyers Closing Costs - 11/04/06 06:01 PM
This is a great way to sell a property whether you are representing the buyer or the seller.  While the market has changed recently, sellers are needing to be more creative in finding ways to sell their properties.  Why not give a credit to the buyer to pay for a large portion of their closing costs?  The majority of my clients use VA loans because they are all veterans.  Its a win-win for everyone involved.  Seller sells, buyer buys with no out of pocket expenses.  What a great feeling to have a buyer move into a property and have zero out … (2 comments)

hawaii: Anyone get their leads strictly from the internet? - 11/01/06 10:15 AM
I recently took a class and one of the students said that she is solely web based.  Her business comes from the internet.  Is anyone doing this also?  What are the tricks of the trade to coming up on the first page of the major search engines?  You can pay for that cant you???  I would like to explore the world of internet marketing and trying to find potential buyers before they arrive here in Hawaii.  Thanks for sharing your secrets! … (5 comments)

We have the privelege of working with the nations finest men and women of the Armed Forces.  All of my clients are qualified to use their eligibility under the VA home loan guaranty.  Here are a few bits of information to get you started in case you run across a qualifed VA borrower:  1)  The max loan amount in Hawaii is $625,500 in 2007.  2) VA does not generally judge a Veteran on their credit score alone.  The VA looks at debt repayment and if they have been current … (1 comments)

hawaii: The Ramblings of a Hawaii Real Estate Agent - 10/28/06 06:09 PM
By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii
It is unfortunate that some real estate owners in Hawaii are being working with an agent that is clearly not representing them well.  They have no idea that they may have missed a potential buyer because their agent failed to either answer their phone, check their email or return a phone call.
This morning I had two showings, both of the homes were occupied by tenants.  The sellers agent (same one for both properties) assured us that the tenants would be home and they would gladly let us in to … (4 comments)

hawaii: Hawaii Military and How Servicemembers Have Buying Power - 10/25/06 01:34 AM
Most servicemembers except for those most junior ranking who are unmarried are entitled to a housing allowance in Hawaii.  For married servicemembers, this amount ranges from $1,355 per month for the most junior ranking un-married servicemember all the way up to $3,388+ for senior married serviemembers.
This entitlement is ON TOP of the normal basic pay and allowances.  When you couple this information with their eligibility for under Veterans Home Loan Program, you have a market for these fine young men and women here in Hawaii.  They will not be getting their dream home by any means for that amount but the … (2 comments)
