If you follow my articles you have heard of Kyle Stepien my insurance guy, I called him yesterday as I am helping out a client with homeowner’s insurance. After we were done discussing my client he said things are looking up with Florida homeowner’s insurance which is about time. With all the hype and negative press about Florida insurance any good news is welcome!

Last year I wrote about all the different fairs and festivals that happen in Central Florida it can be a weekly event if you like. This is a great way to get out and see the real Florida hosted in many small towns around the state. Moving from Pennsylvania and all the other states I lived I was surprised 15 years ago when I moved to Florida and how many homes don’t have rain gutters! When we bought our current home, we had about 6’ of gutters and one downspout, we added another 25’ above the garage door a few years ago. Ever since we added the paver patio we discussed adding gutters but adding the screened in lanai under roof we decided it was time.

Sunday afternoon had a couple of stops between the 6’s which is the heart of The Villages, Florida located between county roads 466 and 466A. One of my teammates Steve Clarke and his wife Debbie, Michelle and myself decided to do lunch at Cane Garden Country Club. Great meals for all of us and we dined outside to enjoy the beautiful Florida weather. There is something special about having lunch while looking at the perfectly groomed championship golf course.

I met a fun couple yesterday for the first time that are followers of my Facebook Page. We spent six hours visiting country clubs, touring different homes so they could experience the floorplans and showing them Lifestyle in The Villages. This visit for them was to see The Villages and decide if after research this is where they want to be and IT IS!

When I lived in Pennsylvania you knew it was fall by the changing of the color of the leaves, here in The Villages, Florida you know it is fall by the changing of the color of license plates on cars. Great Halloween Party again this year hosted in our home with great attendance and tons of fun! Costumes, people doing Lip Sync and even a few did Karaoke. Had a great set up with two 75” TVs and a confidence monitor to see the words.

Interesting fact about homes in The Villages, Florida you can find a 3 bedroom, 2 bathroom home that is about 1,400 square feet or a 1,800 square foot home with 2 bedrooms and 2 bathrooms and do they ever feel different. The 1,800 square foot home has more living space meaning kitchen, dining and great room and the bedrooms are slightly bigger. The 3 bedroom 1,400 square foot has a smaller living area to give you the 3 smaller bedrooms.

Yes there is! Spent time yesterday with a couple discovering The Villages and they had plenty of questions about all kinds of subjects, taxes, the CDD, water, electricity, pools, squares and golf. They had a hard time believing there was free golf in The Villages, Florida. So let me explain.
Each home is charged an amenities fee which gives you access to everything The Villages has to offer with does include free golf on the 44 executive golf courses. I just read The Villages now has 230 Pickleball Courts and they are building even more. 48 million people played Pickleball in 2022 just as a reference 25.6 million played golf. The Villages is Pickleball crazy and don’t believe me visit a Pickleball Court some morning, recently I had folks I was showing around on their first visit and we visited a rec center with courts, amazing the numbers playing or waiting to play.

Michelle and I have been hosting a Halloween Party the past 12 years other than a break during Covid. We have had 120 people at our home in the past and we have even more room this year and have big plans. When we bought this home 10 years ago we wanted to design it for entertaining, we dropped 5 walls, added a 700-square foot paver patio and just completed adding 1.060 square feet with over 600 square feet for entertaining.
