The number of homes sold in September was the same as in August however there was a 4.6% decrease in average sales price and a 28.5% decrease in median price. The average number of days on market (DOM) was 59 which was an improvement over August DOM of 150. On average, homes sold for 93% of the list price. Mt. Pleasant (SC) had 73 single family detached homes sell during August with an average sales price of $418,317 and median price of $385,000. This was a 24% decrease from sales in July with a 6% increase in median price. The average number of days on market was 137 with a 94% sale to list price ratio. For every home sold, 2.12 homes were newly listed for sale. There is currently 14.97 months of home inventory; six months inventory is considered a balanced market.

This was a 10% decrease from sales in July with a 1.35% decrease in median price. The average number of days on market was 243 with an 88% sale to list price ratio. For every home sold in August, 3.11 homes were newly listed for sale. At the end of August, there was 26 months of home inventory; six months inventory is considered a balanced market.

For every home sold in August, 4 homes were newly listed for sale. At the end of August, there was 25.5 months of home inventory; six months inventory is considered a balanced market.

Charleston (SC) Home Sales Statistics - July 2009  
There were 833 residential properties sold in July with an average sales price of $261,529 and median price of $182,000.  This was a 5.6% increase over June sales with a 5.5% decrease in median price.  The average days on the market was 122 with a 93% sales to list price ratio.  For every two homes newly listed for sale approximately one home sold. 
There are currently 10,043 residential properties listed in the Charleston Trident Assocaiton of Realtors MLS.  Of these, 6,746 are single family detached homes.

As a REALTOR® I constantly get asked "how's the market" and my standard response is "depends on the market". The greater Charleston area consists of many different areas representing completely different types of markets. The Charleston Trident Association of REALTORS® MLS just reported both home sales and median price were up in May compared to April. The latest statistics indicate 663 homes sold in May. This was down 19.1% from last May 2008 but showed a 28% improvement from the 518 homes sold in April. Median price was up 5.5% from April; … (1 comments)
