Networking the forgotten art of becoming connected and staying connected to others with a common interest.  There are innumerable mechanisms for networking organizations ranging from the PTA, city counsel to sports clubs, lounges, the internet blog, etc.  Recently I became interested in the membership of a couple of organizations with which we as Realtors have direct contact.  And if worked correctly and frequently can expand our productivity.  I won't go into each organization but I will comment on two whose lack of participation by Realtors truly surprised me.  The first organization was the area Home Builders Association.  In a county with … (4 comments)

It's been approximately 2 or 3 days since the first installment of "When Seller's Attorney and Buyer's Attorney Clash and here is the latest in what I am beginning to believe will be a blown deal.

Well folks here is one for open discussion.  I ran across it by accident when a client asked if I was aware of project X.  I said no and he said you need to meet Jim, the developer.  Therefore, since he was driving I came along.  I was introduced to the Developer and we spent nearly three hours talking about his plans, dreams and so forth.  Of course, I had offered a few comments but truly was impressed with his concept and the land itself.  Near the end of our conversation, Jim (the Developer) asked me what I did.  I told … (3 comments)

coastal georgia: Scam's, E-lenders and gullibility - 10/13/06 01:40 AM
I just  read another blog on this site about E-lenders higher rates, fees and general misrepresentation which range a bell as related to a new scam  that has just been identified by the police in this area.  It is not a new scam but just a variation on an old one.  Seems bulk email is being sent out from Canada offering consolidation loans and INSTANT APPROVAL.  All the potential customer needs is a job, telephone number and obviously a verifiable email account.  Respond to this email and you will be contacted shortly.

coastal georgia: State Wide MLS vs Your Local MLS - 10/02/06 11:11 PM
Our area here in SE Georgia is being courted by the Large Georgia MLS which is a MLS that is reaching out from its Atlanta base to the Coast.  At this point in time it has drawn in nearly every MLS from the SC line to the Florida Line.  We here in Glynn are very split at this time. 20 of the 60 odd brokerages have joined.  My Brokerage is currently sitting on the fence.  I clearly understand the advantages, more exposure for our sellers, larger network, larger base for sales outside our traditional area, additional services such as "free" insty … (0 comments)

coastal georgia: Where are the 125,000 to 150,000 homes? - 09/26/06 08:18 AM
I just had an agent come into my office more flustered than any one needs to be.  She had just signed up a new buyer and was representing them.  Their objective was to purchase a "new home" in the 125-150,000 range.  They had already been pre-approved for a loan up to $150,000.  The agents problem..... A VERY LIMITED supply of new housing in that price range. 
Housing in the 190- 325,000 seems to be falling from the sky but the low end "Starter type Homes" if avaialbe are frequently gone before they hit the market.  I made some assumptions due to the … (3 comments)
