aurora il: Aurora, IL Post's 33% Drop In Home Sales - Sept. 2022 - 10/11/22 12:42 PM
We are starting to see a market  correction in the far western suburbs that started in September with Illinois' 2nd city posting a 33% drop in home sales compared to 2021.  There were only 120 homes sold in Aurora in September 2022 compared to 179 homes sold in September 2021.  We also had an increase in the days on the market from 20 days in 2021 to 30 days in September 2022.   The good news for sellers was that home appreciation was still up 15.4% with the median home price going from $260,000 to $300,000.

With the Blues on the Fox at RiverEdge Park taking place this Father's Day weekend - Illinois 2nd City is enjoying the great weekend!  Home buyers will be glad  to know that inventory levels have gone up in the past few weeks.
Currently there are 101 single family detached homes available with the following breakdown:
New - 27
Reactivated - 7
Price Changes - 11
Active - 56
In the single family attached category there are currently 56 total units with the following breakdown:
New - 16
Reactivated - 3
Price Changes - 4
Active - 33

Low inventory levels is a phrase that is consistently in the news when the subject is real estate - the housing market, etc .   So how low is low?
 
As of today, in Aurora, IL, there are only 108 detached homes for sale.  Considering that the city has close to 200K people (final numbers not ready for 2020 census)  that is pretty low.   So here is the breakdown by type of listings:

One of the nation's most diverse cities (according to WalletHub survey released recently), Aurora, IL is Illinois' 2nd city stretched over four counties has only 73 single family homes available as of today - 5/10/21 in the public MLS for Nothern IL.  For a city of over 200K people and one of the most affordable in the western suburbs - less than 100 single, detached, family homes!

Hard to believe that the year is 3/4's over...fall is around the corner as overnight temperatures drop to low 50's in the Aurora, IL area already.  It was a busy August for Illinois' 2nd city as limited inventory levels in one of the most affordable cities made a big dent in closed sales over 2016.
Currently there are only 359 available homes in the single detached category!  With Aurora having a population of over 200,000 this is one of the lowest levels in years.  Out of those 359 there are 33 brand new listings, with another 26 listings showing price changes and … (1 comments)

aurora il: Aurora IL - City of Lights Sees Light at End of Tunnel in January 2013 - 02/06/13 05:18 AM
January 2013 closed sales for Aurora, IL shows what our 2nd largest city in IL is facing.  With 103 closed sales and over 50% of them distressed sales (i.e. foreclosures or short sales) Aurora will need continuing upward sales number to clear its distressed property inventory.  52 of the 103 closed sales were foreclosures with short sales bringing in 22 closed sales and traditional sales at 29 closed listings. 
 
Compared to January 2012 where there were 92 closed sales with 38 being foreclosures, 16 short sales and 38 being traditional sales. We are ahead of 2012 numbers which is a … (0 comments)

In today's economy deciding where to spend your hard earned money has become more important than ever.  So when friends told me that a new restaurant had opened in my hometown I was ready to check it out.

My 2nd visit to the Double Yolk Pancake House & Restaurant in Aurora, IL was even better than my original visit.  Opened only a couple of months the Double Yolk located on at 1555 Butterfield Road off Farnsworth Avenue is a pleasant surprise in today's franchise heavy restaurant market.

aurora il: Unexpected Blast From the Past - Resurrection of LaSalle Street Historic Auto Row - 10/15/10 01:21 PM
Earlier this month I had a home inspection scheduled on the West side of Aurora, IL.  The home located in a Historic area was a short sale and the buyer wanted to know exactly what needed to be done to bring it up to today's standards.  Unfortunately, when we got to the home none of the utilities were on so we had to reschedule the inspection.

We keep chugging along as we try to get rid of the outstanding inventory in my market area.  Aurora has 72% of their closings as distressed properties (foreclosures or short sales).  Most of the towns are ahead in sales on single family detached from 2009 levels.  Foreclosures are up in almost all the times versus 2009.

The first month of 2010 is behind us and the numbers for my area and surrounding communities are in.
This is just a sampling of results for the following towns & cities:  Aurora, Montgomery, Naperville, Oswego and Yorkville.  I have included bank owned (REO or foreclosures) and short sales.  Only detached and attached homes are listed or single family homes and condos/duplex/townhomes.
The most obvious trend is the increase in Bank owned properties compared to 2009.  Some increases in closed in most of the towns compared to 2009.  Bank ownd properties are usually on the market for less time than … (3 comments)

I did a quick check on closings for the major towns in my immediate market and compared them to last year same month.  Looks like we are doing much better in 2009 at least for November.  Foreclosures are finally showing up and are ahead of short sales by quite a lot.
