Eleven days from the end of the month and with more hot weather, bad air quality and possible storms the Oswego, IL area starts getting ready for the weekend! So where are we when it comes to home inventory in our Village of less than 40,000 people? Well currently there are 39 available single detached homes with 7 of them in the "New" category. There are 69 currently in "Contingent" status, 5 in "Pending" and 11 have already closed in the month of July, 2023. Home sellers in Oswego continue to enjoy strong sale prices in June, 2023. With 38 SF detached homes sold and 20 attached homes prices held strong. There were 38 homes that sold over list/asking price which is 50% of the sold single family detached homes. Five homes sold at list/asking price or 13.16% and 36.84% or 14 homes sold below list price. Inventory levels still remain historically low with only 41 SF detached homes currently available and 5 attached homes available. Almost the end of the month - what a month it was! With some days in the 70's and in the same week back to the 30's...it was quite a roller coaster weather wise. Inventory levels remain very low with 30 single family homes listed as of 8:00 a.m. Friday, April 28th. The reality is that only 13 of those homes are exisiting homes. Of those 13 there are 4 that are a million or more. So there really are only 9 homes for the average buyer in Oswego - a village of almost 40,000 people! The rest of the 17 homes … (1 comments)

The market definitely slowed down in Oswego, IL with only 25 single detached homes sold in November, 2022 compared to the 50 homes that sold in 2021. The breakdown of homes - List to Sold in 2022 are as follows: List - 1 Less - 13 Over - 11 Compare to 2021's List to Sale Price: List - 12 Less - 19 Over - 19 There are currently 53 homes available for sale as of today - 12/11/22. I just did a quick look at the August closed single family numbers and it appears that buyers have stepped back from the market as there were only 49 closed sales in the detached single family homes in August, 2022. These numbers are not "official" and I will update as soon as MRED publishes the final numbers. The lowest priced home was a 2 bedroom 1 bath home in downtown Oswego for $160K and the highest priced home was a 5 bedroom 3.5 bath home on 1 acre with a walkout basement for $935K (originally listed at $1.25M).
