Sophisticated Buyers Size Up Floorplans
I'm seeing more and more buyers who are considering floorplan and room layout in their decision making.  For example, a home for sale in Montpelier may have three bedrooms, but the master may be on the third floor, and the other two on the second floor.  That could work out just fine...except that many families with young children may not want that.
Or there may be a large yard, 3 bedrooms, and no dining room.  Large yard and 3 bedrooms works great for a growing family.  But without an eat-in kitchen, the lack of a dining room is a tough pill to swallow.
Ah yes, but there are sometimes ways around the obvious.  I was recently showing a home for sale in Barre, and, while there was no dining room, there was a large living room.  Could it be re-purposed to handle a dining room table? 
Could the basement family room become the extra bedroom? 
I always advise my buyers that while re-purposing is often a great idea, remember that if you make your living room become a dining room as well, you get a smaller living room.
