Today it seems like we are working 3 times as hard for 3 times less money.  If your Seller is being unrealistic on valuing their property, always recommend an unbiased appraisal for market value.  It may cost them a few hundred dollars or so to have this, but overpricing their home in some cases by tens of thousands of dollars, will end up costing them more in the long run by sitting on the market and becoming stagnant.
The appraisal is then in the file for future reference and you can then add this to the remarks sections of the MLS to make the potential Buyer feel more comfortable.
If your Seller is going to be unreasonable and not do this, then really is it worth your while to either take the listing or to continue to get phone calls and being hassled every few days by them?
So if you are surprised, shocked, disappointed, upset, convey that to your client, as it is like a good marriage, if you don't have open communication, then what is the sense of life together continuing on.
