York County Maine Home Sales show rise in Median Sales Price
Recently released figures by the Maine Association of Realtors show both stability in the number of homes sold and after 5 years of a downtrend there is an increase in the Median Sales Price.
From a high median sales price of $245,000 in 2005, York County Median sales prices for single family homes fell for 4 years in a row, by 22%, reaching $190,000 in 2009.  Figures just released for 2010, show a median sales price of 211,000, an 11% increase over 2009. 
For the category of number of homes sold in York County, the High was reached in 2004 at 2,682.  That was followed by 4 years in a row of declining numbers with a low of 1560 in 2008.  In 2009 the number rose to 1762 and in 2010 there was just a slight drop to 1696 homes sold, sut still higher than the low of 1560 in 2008
These numbers are for single family homes sold.  The median sales price is the number at which half the homes sold for more and half for less.  It is not the same as home value.  But it is a positive sign overall and the first increase since 2005.
