Buyers and Sellers- Dual Roles With Double Smiles!
 


 
It is not uncommon as a Lake Charles Realtor, when I list a Lake Charles Home for Sale the Sellers I represent also become Buyers in another Lake Charles home purchase.
This just happened with two closings for the same clients.   Sometimes the home buying side comes first before the sale of the sellers home.  Depending on the buyer's home loan structure the lender may require a HUD from the sale of the buyer's first home before they can purchase a new home.  When two transactions are involved Realtors and loan officers do their best to try and concide the timing  of each closing as closely as possible, back to back closings can be coordinated.
With these Lake Charles Buyers, their  new home purchase came first, then they listed their Lake Charles Home For Sale with me.  These home sellers were motivated and listened to my pricing recommendation which resulted in their Lake Charles home going "under contract" in one week!
