Brentwood real estate market report for December 2011 - Brentwood real estate sales increased again with 59 closings compared to 57 last year, bringing the absorbtion rate to 5.2 months. Thats still within the range of what most consider a balanced market.  The median price of Brentwood Real estate increased from $534,000 last year to $560,240 this year, a 5 percent increase, a sure sign that the market is changing.  The list price to sales price ration for Brentwood real estate in December was 96.6%. With 108 Brentwood homes currently under contract, and only 240 completed homes available for purchase, it leaves buyers with a small selection to pick from.  
The median price for Brentwood homes sold in December was $560,240 compared to $534,000 last year 59 Brentwood homes sold in December compared to 57 last year the median size of homes sold in Brentwood was 4131 square feet compared to 3820 square feet last year 72 Brentwood homes are currently pending 36 Brentwood homes are currently under contengency contracts 307 Brentwood homes are currently listed in the Nashville MLS as available for purchase, but 68 of these are under construction Search for Brentwood real estate here
