Not that long ago, a potential buyer called me and asked if I could help them buy a home. I said yes. <You didn't think I said no did you?> :)
During our conversation, they were upfront and told me they were working with other agents. Whoa, hold on! I politely said that I do not run around hoping you will buy a home from me. It's not a "she who sells the home first gets the commission contest". I work in the red until you buy a home and we go to closing. This buyer understood that and apologized and told me something interesting.
They were told that in order for an agent to show them homes, the buyer would have to sign the Buyer Brokerage Agreement. <Not a moment to be drinking anything because it would have went all over my desk at that moment>. I was stunned. No one has to sign the buyer brokerage agreement just to see homes. "What a slap in the face to their intelligence" I thought to myself.
Now, the buyer knew better than to believe that one, thank goodness. And the buyer didn't truly understand how Buyer Brokerage works ... more
