Dear client,
I have still not heard back from the Listing Agent in regard to your full price cash offer with a 10 day close.
Although in most markets your offer would have been considered solid, it is not in this current market. I want to offer you some suggestions on how to get an offer accepted in this market:
All you funds need to be verifiable. No one wants to deal with you bringing them cash. It creates more problems, especially when you can get it all from another offer with verifiable funds. Get your money into a bank account. No Mattress Money.
Although in some markets asking for the seller to pay title and escrow is a legitimate thing to do; it is not right now. Basically it is a $1,500.00 (aprox) price reduction. You would be better off offering less cash and paying these yourself.
Do not ask for repairs in the contract itself, it is presumptuous and a turn off. It appears they were doing some of the work anyway and we could have used the inspection contingency to make sure they were done. The reality ... more
