A Spa without a Heater?
Recently my buyers closed on a house. They had a pool guy come out to give them a quote on monthly chemical maintenance. When he looked at the equipment he said you know there is no heater here for the spa. What?!?! My buyers called me and said they had just found out that the spa did not have a heater. I was completely taken back. What do you mean it doesn't have a heater? Doesn't that seem like something the inspector should have told us? I am not a pool inspector, my clients are not experts on spa's. This seems like something we should have been alerted to so we could make an informed decision or at the very least ask the seller to provide one. Not that they would have been obligated to, but we could have asked.
When I called the inspector to ask why he didn't tell us there was no heater, he said if a piece of equipment isn't there it isn't a defect. He only inspects what is on the property. I was furious! He always puts in his summary the size of the air filter's so the buyers can buy and install fresh air ... more
