You Wanted What?
 A wife asks her husband, "Could you please go shopping for me and buy one carton of milk and if they have avocados, get six." 
A short time later the husband comes back with six cartons of milk. The wife asks him, "Why did you buy six cartons of milk?" 

He replied, "They had avocados."

I got a real chuckle out of that when I read it but it underscores the importance of words. Writing up an offer? Be specific with what your client wants. Writing up findings from a home inspection? Be specific. Though the aspects of our profession vary from one locality to another, be cautious with the way you put things in writing. When in doubt, turn to your local experts (your Broker, an attorney, the home inspector, etc.).
A directive as a result of a home inspection to "fix the damaged outlets" is sort of gray. I actually received this on one of my listings where the wiring was aluminum and some of the outlets weren't performing well. I talked with my electrician who said it would cost just as much for him to look at every outlet as it would for him to pigtail ... more
