Fruita is Located 10 Miles Northwest of Grand Junction and Offers Some of the Most Exciting Outdoor Adventures in the West.
Fruita was the recipient of the Governor's "Smart Growth and Development" award for four consecutive years.
Fruita and the Grand Junction area are still struggling with availability of homes to buy.  In September 2014, Fruita had 152 homes available with 5.5 Months Supply of Inventory (MSI).  September 2015 had 128 available homes and 4.3 months of inventory.  Prices are stable and Days on Market are down -21.8%
September's featured sale is 300 Applewood Court in the Orchard Valley West subdivision.  Doug Van Etten of Coldwell Banker Distinctive Properties listed the home April 3, 2015 for $255,000.  The home features 4 bedrooms, 3 baths and a 3 car garage with 2271 square feet.  The home is on .20 acre and taxes are $1298 a year.  The home was later reduced to $242,000 and sold for $238,000.  There were $3911 in concessions for the buyers.
