Nashville 12th South
Anyone in the country who has at least a passive interest in real estate has heard Nashville Tennessee is a hot market. If we color coded a map, a white hot blue flame would emanate from the 12th South area down into SOBRO. If you’re not familiar with this hip trendy area let me say it’s everything you could imagine or have read about. It’s close to everything with quaint shop’s and really cool and unique restaurants and bars. Now that is a great thing for those who bought property there in 2008 to 2011. It's a "Sellers market" for sure! Unfortunately this area is a real challenge for my buyers. As an example my buyer and I searched for 6 months lost bids on three properties before finding a great home. Good news is three years out; he has accrued 70k in equity on a 325k investment, not bad. This was an investment property so the emotional rollercoaster of falling in love with a property and losing it didn’t really come into play but sadly it does for others relocating to the "Music City" everyday.
