5 Costly Mistakes to Avoid When Selling Your Home
I recently picked up a house to sell that sat for 7 months unable to sell despite tons of showings.  We changed a few minor problems and the home went under contract in 13 days for $10,000 MORE than what the seller thought they would get for the home.
Here is what we changed:
1.  No pets were allowed to roam free at the property during the showings.  For the first 7 months the dogs were left out in the back yard freely.  Even if someone wanted to attempt to go check out the back the overwhelming smell of dog poo sent them running back inside.  Once we re-listed the dogs were kenneled or taken for a walk during showings and the poo was cleaned up regularly.
 
2.  No HUMANS were allowed to be on the premises during showings.  This home had tons of showings the first time around.  However, the family either stood in the garage with their 1 and 2 yr old or on the front porch.  I have had buyers tell me they didn't want to see a home based on how it looks from driving by.  Therefore I can tell you having the sellers present is a huge turnoff.
