Good deeds give birth to good deeds. Call it karma, or you reap what you sow, regardless of what you call it, when you treat people well, they will respond. I can already hear you saying, "Yeah, but so and so is a total jerk and no matter what you do, he'll always treat you like . . . ." I get it, there are those, but I see a whole lot more good than bad in people. 
A few years ago, I had an agent call me at the last minute on closing day to tell me the furnace on a listing of mine wasn't working. She was on the final walk-through and the deal was in jeopardy. I grabbed my electrical tools and went to the house, crawled under it and replaced the sequencers on the furnace and voilà, it worked. Deal saved and happy clients all around. 
Forward fast to this weekend. I've been working with a wonderful first-time buyer in a heavily competitive market, and it hasn't gone well. She has been outbid three times. We've structured deals to give her as much advantage as her dollars would allow her to go. Unfortunately, she has been bidding against buyers ... more
