How to determine your homes value | South Phoenix & Laveen
Well, I finally did it.  Wrote a pretty extensive article on how one can go about determining the value of their home.
Sure, one can always jump on the plethora (sp?) of website that will spew out a value within moments notice.  Yet, how accurate are those values?
The concensus amont my fellow real estate agents for years has been the automated valuation models stink!  They are not accurate, and one should not base any financial decision based on bad information.
Funny as it may seem, may will trust anyone or anything when it comes to valuating a home.  Yet, will they allow anyone to opertate on them or maybe work with a surgeon?  Maybe even a surgeon specializing in your specifi problem.  No sense having an eye surgeon tyring to conduct your heart bypass surgery, right?
To me it is also a matter of using a specialist.  Not many realtors can work an entire city  (like Phoneix) and be fully proficient in it.  They may not know about that new highway coming in, or change in ordinance........or whatever.
Point is, best way to determine value is by good old fashion WORK!  Do it manually, select best comparables and work it.  Here is a step by ... more
