Anthem, AZ The Villas Real Estate Market Report - May 2018

 
The Villas real estate market remained similar to April through May. 3 homes closed escrow in The Villas during May, the same as April. There are currently 2 homes on the market in The Villas.  And there are 3 homes under contract, which foreshadows a similar report in June. The 12 month moving average price, $173,353 ticked up a little and is still up 9% versus May 2017.

Homes sold in last 90 days:  3 (Same as April '18,  Down 25% from May '17)
Burn rate (Inventory on market / by homes currently under contract) = 1.67
Avg. Sale price (Solds): $175,500 (Down 11% from Apr. '18, Up 1% from May '17)
Avg. price per sq. ft. (Solds): $136.62  (Up 2% from Apr. '18, Up 16% from May '17)
Avg. Days on Market (Solds): 41 (Down 59% from Apr. '18, Up 141% from May '17)
