Naperville IL Single Family Home Sales in Oct. 2019
Home sales slowed down a bit in October 2019 for Naperville despite lower interest rates with only 119 closed sales vs 2018's 125 closed sales.  The year to date inventory as of 10/31/19 was 1,466 closed sales vs 1,616 in 2018.  With the bulk of sales in the $301K to $500K range, Naperville still is not for the average 1st time home buyer.but a strong location for move up buyers.
 
Current inventory shows 608 available homes as of today.  There are 29 brand new listings which are considered being on the market 7 days or less.  There were 31 lisitngs with price changes.  There are 272 listings under $500K and 336 listings over $501K.  There are currently 81 homes that are priced at $1M or more.
It would take very strong numbers in the next couple of months to beat 2018's numbers during a time that is not traditionally a big buying timeframe.   For motivated buyers this is the best time to buy since you have more motivated sellers and with today's low interest rates will allow buyers to buy more home for the price!
