Are You Saying No Too Quickly?
When you're looking for a home, you're hoping to find that perfect fit.  All the right features at the right price in the right neighborhood and in the right condition.  In a buyer's market there may be multiple homes that fit that need.
But in a seller's market the pendulum swings in the other direction, with minimal selection and often a lot of competition of those homes.
The buyers that become home owners are the ones that understand when to say NO and when to say YES.
Let's start with a real estate term:  convey.
Convey basically means "what will transfer with the house".  Obviously the house itself and most things that are attached to the home.
What doesn't convey?
The seller's personal property.
Their clutter.
The dirty litter box.
Other things that might get in your way of seeing the home itself.
In a perfect world, every home for sale is spotless and presented in its best possible light. 
But selling a home is rarely perfect.
The cat barfs up a hairball out of site or the dog "marks" the rug in front of the dishwasher.
The babysitter calls in sick and your whole day's schedule just changed.
