Is it OK we left a few things behind?
but the house was clean...
Have you ever had a Home Seller tell you that your buyer could not have a final walk through? I recently did. You know what though, I made sure the final walk through was written into the purchase contract. This seller was a MLS entry only listing, so he did not get any advice from. them obviously.
 

The contract clearly stated that the house to be left in "broom clean condition." Now the seller already knew what that meant because he asked when we presented the offer. The answer was nothing can be left behind and the home should be broom clean.
 
ln the mind of someone who cared more about a discount that doing things correct, placing everything in the yard meant the home was clean. Sorry Mr. Seller, that is not correct. I stopped by the home with my buyer before closing to conduct our walk through. This is what we found. The buyer was more upset than you could imagine. We walked through the home and yes, it was clean. Because everything was both in the garage in the yard.
