I got a question from a potential home seller yesterday on how to increase traffic to their home that is currently listed by another agent for sale. Apparently the agent does not want to do open houses to advertise the home because she thinks that open houses are a waste of time. My response to this question is simple. CNN just reporting that the number of people who are 30 days behind on their mortgage increased from 4.19% to 5.39% during the second quarter (2006-2007). This combined with today's poor jobs report from the government may mean that we may be bracing for even more Atlanta foreclosures, that what we have had so far. The number of bank foreclosures nationwide should increase about 60-90 days after such a report. The real estate market is probably just starting to unravel. I don't know about you, but I see this bumper sticker when I drive around selling Atlanta Real Estate and Atlanta foreclosures, or showing my clients some Marietta homes for sale. You immediately recognize them, as belonging to some organization that is still very much into image advertising. What is the first question in your mind, when you see that sign? I don't know about you, but I always ask myself this: If am a home buyer, what is in it for me? (WIIIFM). That's how most of the people I know think. Many Sellers of Marietta homes for sale set a high price for their homes, when they try to sell them. But the question is: are they just listing the home OR selling it. Overpricing does two things: The home stays on the market for too long and people start to get suspaciuos as to why it has been listed for so long and is not selling.
