Yep, I'm still on the Arizona Superbowl band wagon and I have great listings for your Superbowl bound clients. This past week Commissioner Roger Goodell visited Arizona and a nearly sold-out crowd of 700 dined at the Westin Kierland and heard him praise the Arizona Superbowl host committee, giving them an A+.
The NFL Commissioner singled out "Arizona's business, government and Native American communities for coming together to make Super Bowl XLII a success." The Commissioner also said, "Arizona has all the elements, I expect to see more Super Bowls in Arizona."

Come honor those who have served our Country on Friday November 9th at the Surprise Northwest Regional Library on Bullard. The City of Surprise is inviting all veterans and the public to attend this special Veterans Day ceremony which will start at 10 AM.
Patriotic displays, a police and fire honor guard, speeches and songs will be part of the hour-long event and a Mayoral Proclamation will be read in honor of all veterans.
Veterans living within Surprise city limits may call for a free ride to and from the event through the city's Dial-A-Ride service. Come and join the celebration.

I have been in sales and marketing for over 30 years and I have collected many thoughts and stories. I ran across this and felt it worthwhile to share as a reminder since we are in the "people" business.

Volunteers are always needd  at the Surprise Food Bank. If you are looking for a way to give back to the community and team-build at the same time, join the St. Mary's/Westside Food Bank Alliance as a group or an individual.
The food bank can use from five to 150 volunteers and service includes packing Emergency Food Boxes, sort food from food drives and repack produce.

The Dysart Unified School District is forming a committee to review the boundaries for the 2008-2009 school year and those parents and community members are invited to participate in the process.

I read an interesting article in the Orlando Business Journal about Realtors taking a second job or even switching careers during this current housing downturn. On such Realtor was going to supplement his income by waiting tables at the Stonewood Grill & Tavern. One young lady decided to take a nine-week course in Hawaii to become a certified Bikram Yoga instructor.
One of the story participants said, "I don't think I would call it changing careers - it's survival." The article mentioned that there are too many houses for sale - and too many real estate agents trying to sell them.

No fancy pictures or glib phrases to catch everyone's attention on this one, just a major rant on the lack of courtesy and professionalism by Realtors in Arizona. I have had a number of agents view my properties and I have contacted at ten to twelve of them to get feedback, good or bad, and NOT ONE has been courteous enough to return my call or email.

Price, listing price, selling price, pricing is everywhere. What do you sell? If a prospective client says the price you want to list my house for is too low what do you do? If a prospective buyer says the price is too high what do you say? How many times have you heard that your commission price is too high? I read the following post http://activerain.com/blogsview/134449/Property-Managers-Help-Meand wanted to respond to Sara on her property management quandary. I find many landlords have the same questions and lack of understanding on property management.
I would be confused by the answers her "interviewed" property managers gave to her as well. My experience with "most" property management/managers is a lack of knowledge (to be kind) and/or professionalism. Property management takes a separate set of skills apart from listing or selling a home. May I suggest some qualities to look for in a property manager for your valuable income property.

Foreclosure! What a terrible word to deal with in today's housing market. Homeowners facing foreclosure have several options available to them.
One option is to consider an auction to unload the property quickly. Another viable option for owners to work out a payment arrangement and schedule with their lender, rather than just waiting for foreclosure. Lenders do NOT want to have a stable of houses and in many cases will work with a homeowner. Some lenders won't work out an arrangement but it doesn't hurt to ask.

The City of Surprise, Arizona city council has approved a new rental accountability ordinance and will be hiring two new employees whose soul responsibility will be o deal with potential problems. The first "specialist" will be on board by the end of November.
Although the employee will not be looking strictly at rental properties in the city, it is expected that the majority of the two employees duties will revolve around rental units.

When you preview a home with clients do you leave a business card? If not, why? Is the current trend away from this practice or am I missing something.
I like to follow up with those that have viewed my properties to get some genuine feedback on what they liked, didn't like etc. It always helps to get an (hopefully) unbiased view so that if there are corrections to be made I can do that for my client. Information and feedback are very important to me.

If you live in Kingswood Parke have you noticed the fresh paint being applied to the community walls? This project is nearing completion in the front section of the community with a lighter color paint than was original used.
The HOA is utilizing association dues to clean, fix and maintain the beauty of this community.
Also, new green wrought iron fence graces the top of several walls and there will be more new fence on additional walls in  the weeks ahead.
Even if you haven't noticed, the ducks have and they appreciate the brighter fresh look!
