 A huge event each year for the little ones (and not so little) is the Rag-A-Muffin-Parade. Sponsored by the Larchmont Recreation Dept. and the Larchmont Fire Department, it is wonderful time to strut one's stuff.. Today's event was well turned out... There were brave heroes, heroines, witches, our feathered friends, perfect pooches and even Fred Flintstone!

I am sure we all saw the movie "Independence Day" starring Will Smith. Well have you noticed the increasing amount of UFO sightings around the world? There was one a week or so ago in London.... and the "UFO's were seen by quite a few people, different videos, etc..  it is all so strange.. (Rod Serling are you out there?  Craig? Anyone?)
 
 I showed my sons, and they then recounted the January, 2011 sighting in Israel over the Dome of the Rock, then the day the airport shut down in Hangzhou, China last year and 17 flights were cancelled.....

larchmont: Setting yourself apart..... Market Plan for the SELLER..... - 01/02/11 08:03 AM
There are so many agents out there, and if your local stats define the actual working (successful) agents as being even a small portion or so of those licensed (as in the Westchester area), you are STILL competing against those other agents when you go to a listing appointment. Are you resting on your laurels?, on your company's laurels? or you treating each listing appointment as if it were your first, and are you  delivering a written marketing plan to the sellers defining what you will be doing on their behalf?
I sincerely feel that we cannot call ourselves listing agents … (10 comments)

Hi! My office took on an interesting marketing study this past week....  Most buyers will ask what the cost per square foot is on past sales/available properties/properties in contract. It also enables us as agents (as we all know) to offset a seemingly high priced property against the square footage of your listing, thus enabling you to price higher or lower as the case may be.
We learned that the price per square foot in New Rochelle is at 2003 prices. the median sales prices were a tad under the 2004 prices at $628, and to-date 240 properties have been sold comapred … (0 comments)

I am sure that each year, the various offices have collections for the staff in appreciation for all of their hard work but do we sometimes forget the others who surround us to make our lives more productive? I do not mean tipping the meter maid (ha!) - she is vigilant here in Larchmont.....and we all cringe when we hear the words  'she is marking the cars..' (she marks the tires and after 2 hours - a nice $25 ticket awaits you if your car is still there!).  I am thinking of those people who we might take for granted, and yet … (9 comments)

Well... always tongue in cheek, but I expected the day to be quiet... It would seem people are taking advantage of Black Friday and all that, but yours truly decided to offered to do phone duty in the Larchmont office, and catch up on -  Social Media! I am about to launch a new website too, and thought it would be a productive day in many ways. I was supposed to be here until 11:30 - decided to stay until 4.

I think we can all agree that some inspectors are more vigilant than others. As a listing agent, when I hear the buyers are utilizing X company, it might make me groan or smile... and I think we have all been there. We obviously want the inspector to be knowledgeable, honest and forthright, but while some inspectors will state that this needs to be done "down the line, or in 5 years..." others will make other statements....There is one company though that makes me SHUDDER..... When I wrote that, I thought of a funny English comedy show called "Little Britain.." Very cute, and sometimes raunchy skits, but in this case I am referring to a clairvoyant friend I have. I have known her for over 15 years, and visit her once a year for my 'check-ups! Ha! I am sure we have all had that same experience. You have worked incredibily hard for several months, and after having decent showings, no bids. I have found,  since appraisers in my neck of the woods come from far and wide (due to the banks budgetary reasons and pay so little), it is imperative to write a report be you the listing agent or buyer's agent for the property. We have been seeing appraisers traveling from Long Island, upstate - who know NOTHING of lower Westchester, and equate one area with another to the detriment of the property, seller and buyers....  I noticed that some agents cover a great amount of areas in their resume and territory, which is wonderful....  and I realize that they are trying to attract as many referrals as possible from agents outside of their area, and that is fine too  - for them BUT not for me.
