As a realtor in Summit, NJ serving a select number of communities, namely Short Hills, Chatham, Madison, New Providence, Livingston and nearby communities I obviously monitor real estate activity daily.  Sometimes, though, it's better to step back and look at longer time periods to understand the trends.
At our Keller Williams market center in Summit, NJ, we pull all the stats for homes for sale, sold for Chatham and Madison, among others, and compare it to the previous year.  Here is an overview:

Summit, NJ real estate update
This year there are more closings but the average sales price has dropped to $697,258. I believe this is a temporary phenomenon indicating the lower end of the market has been very active, more so than the higher end. Generally this converts into move up buyers and higher average sales prices in the following months. We'll follow this one and report next month. Also, this year we have double the number of properties under contract, with average prices 8% higher than this time in 2009, at $848,670.

Recently I read a book by Laurie Moore-Moore, founder of the Institute for Luxury Home Marketing.  A very smart lady and a very insightful book!  In it, she suggested looking at sales during a certain period (in this case I'm going to choose 2008) to see how many "real buyers" were in the market and which price ranges performed better or worse than others.  So, here is this report for homes and condos sold in Chatham Township, New Jersey in 2008.  This information is garnered from the Garden State Multiple Listing Service and is deemed to be accurate but not guaranteed.

Every year Realtors across the country help compile the National Association of Realtors' Remodeling Cost vs Value Report which helps us understand the "market" value of renovations and additions. This report, this year, highlighted that Curb Appeal is more important than ever! For example, the most "profitable" project nationwide was upscale fiber cement siding (such as Hardy Plank) which recouped 86.7% of costs. Wood decks followed at 81.8%.
