realtor: Holiday Home Buyer Tips - 11/22/06 10:14 AM
Although you'll find motivated sellers during the holiday season, don't automatically think theirs is a distress sale and they'll accept anything to get out from under the property.
Make sure your agent does their homework before making an offer, considering Sold Comparable's from the last six months and more specifically Average Days on Market (DOM), Average List to Sales Ratio, and Average Sold Price per Sq. Ft.
Don't be afraid to ask for seller concessions. Some of the more popular can include: closing cost credits, paying mortgage points, homebuyer warranties and transfer tax rebates.

realtor: Is the bubble bursting? - 11/08/06 10:32 AM
Mike Moran, chief economist for Wall Street's Daiwa Securities America, Inc., says he's surprised that virtually nobody has challenged the constant drumbeat of negative headlines and TV news warnings of imminent crashes and home price meltdowns.
"It's really been way out of line with reality," says Moran, whose firm specializes in the bond market. When a 1.7 percent decline in the median home price nationwide sparks headlines about the "housing bust," that is "just pure sensationalism about what is going on here," he said in an interview.
The housing market "is going through a correction that's badly needed" after five years … (1 comments)
