The market statistics for June 2008 have been released for Orange County and Seminole County, Florida.  The numbers are finally showing some real change.  There is no question to me that the market bottomed out during late 2007 / early 2008.  You can see the detailed reports provided by the Orlando Regional Realtor Association at this website.
 
Existing home inventory levels are down another 440 properties to 24,575 - compared to 25,923 in June 2007.  New listings are down yet again for 6 months in a row now (not counting April) at 4,189.  New pending contracts are at the … (1 comments)

The latest monthly market statistics for Orange County and Seminole County, FL have been posted by the Orlando Regional Realtor Association for the month ending April 2008.  Link to statistics.   
The trend from previous months has continued, and that is a good thing in my opinion.  The overall listing inventory has declined for the 4th month in a row and has not increased beyond the 26,000ish mark for now 10 months in a row.  This trend of a decline is very slight, but it is a decline.  Unfortunately, the decline is mainly from listings expiring or getting withdrawn and not from properties selling.  … (2 comments)

Here are the latest market statistics for Orange and Seminole County, Florida as released by the Orlando Regional Realtor Association.  Here is a more detailed PDF file link for the statistics.
As you can see the number of listings continues to hover around the 25-26,000 mark and has done so for about 9 months now.  The number of new listings (4,811) has declined from higher levels over the last few months, showing that there are less new home sellers putting their properties on the market. The number of pending listings has increased back to levels prior to last year's Fall slump - 1,537.

seminole county real estate: Revised flood maps are out - as if your monthly payments weren't high enough - 02/16/08 01:47 AM
FEMA, you've got to love them.  When you say that word, I think most people envision New Orleans and Hurricane Katrina. Well ...  FEMA recently revised the flood maps in Seminole County, Florida, and the new maps have put houses and subdivisions into flood zones where nobody has ever seen a flood.  Even subdivisions that withstood 3 back-to-back hurricanes in 2004 without even one sandbag are showing up in flood zones. I remember selling some ranchland back in 2005 that was about 25% underwater after the hurricanes, yet not in a flood zone.  Ridiculous isn't it, but that's your tax dollars at work ... and that's … (5 comments)
