Here we go, the spring housing market around Greater Atlanta is starting to perk. Successful home sellers will find it a completely different market than a year ago. However, the Greater Atlanta area remains a seller's market. While the months of inventory is in the balanced range, sellers with highly desirable, accurately priced homes will see plenty of action. Sellers are in control of the housing market in the majority of North Atlanta. This due to a combination of factors but it's evident that the needle has moved to their side. How do you define a neighborhood? Are the terms neighborhood and market area synonymous?  Do agents, appraisers and most importantly – the public define this the same way? As parts of the Atlanta real estate market find stability, we’re seeing the shift from buyer’s market to neutral or even a slight seller’s market. As the 2nd Qtr stats show, inventory is down, sales are up and in a few areas, and values are starting to move into positive territory.
