Founders Pointe 2014 Market Report

The Founders Pointe Neighborhood continues to lead the Franklin Real Estate market with strong sales and increases in prices. There are very few expired listings or withdrawn, leaving the market reports with clean easy to read numbers.
 
 
In Founders Pointe  the average sales price increased 12% in 2014 vs. 2013 compared to just 3% in Franklin overall.
Days on the market is up, which is odd since there was very little inventory in 2014 and the days on the market in Franklin stayed steady at the mid-60s.

We always look forward to doing the Founders Pointe market report. The numbers tend to always exceed the rest of the area!
This spring was no exception. Sales just inched up but prices showed a remarkable increase.
 
 
In the chart, it appears that prices increased 14%.
In Founders Pointe the sizes of the homes vary a good bit so we also looked at the average Sales Price/Square Foot. In the spring of 2013  the Average SP/SF was $129. The Average SP/SF in 2014 actually decreased to $126. That was … (4 comments)

We always look forward to doing the Founders Pointe market report. The numbers tend to always exceed the rest of the area!
There was one Foreclosure in 2013 that pulled some of the numbers down. We eliminated it from the average sales price and list price. The numbers below reflect the correct number of transactions but not the averages with the foreclosure.

The Real Estate market in Middle Tennessee got off to a slow start in many neighborhoods. Founders Pointe was no exception.
There were no sales in the first quarter of 2013 compared to 2 in 2012. Since then, 3 homes have gone Pending and there are 4 Active Listings in the MLS. Of the 4 Active properties, 2 have contingencies on them. That leaves only 2 homes for sale.

Founders Pointe always has the most interesting numbers to report. The following chart indicates that prices were down in 2012. Because of the wide variety of floor plans and the various sizes, prices were actually up 1.5%.
In 2011, the average size of home that sold was 5% larger than the average size in 2012. When adjusting for the price per square foot, prices actually increased.
There is currently one active listing for sale in Founders Pointe and one listing pending. With an average of 1.5 homes selling each month inventory is practically non-existent!

It's always exciting to see the numbers go up. The prices below show that the Average Sales price has gone down, but that doesn't mean that  home prices have actually decreased.
The Founders Pointe home prices have actually increased by 3%. The Price/Square Foot ($/sqft) has gone from $108/sqft in the 3rd quarter of 2011 to $111/sqft in the same period of 2012.

Initial review of the spring sales in Founders Pointe were somewhat disappointing. In a neighborhood that almost always leads the pack in sales and pricing, the number of sales were down and the prices stagnant.
The Founders Pointe market report shows prices on average down 1%. When looking at the actual Sales Price/Square Foot, the prices were up all of $.55 or less than 1/2%! Certainly better than going down but far behind the average 1.6% increase in Williamson County.

Prices are up 4% and days on the market are down 20%. Two great things Sellers like to hear! There are currently on 3 homes for sale in Founders Pointe. That is less than a 2 month supply.

Founders Pointe is one of the most consistently selling neighborhoods in the Middle Tennessee area. The numbers below show a big increase in the Third Quarter of 2011, but the year to date numbers are very consistent with those of 2010 in the same time period. There were 19 sales between January and October of 2011 compared to 18 in 2010.
 
Prices are down somewhat but properties are not staying on the market long.

Founders Pointe continues to beat the Middle Tennessee findings of lower sales and lower prices. The following chart shows that inventory is low and the neighborhood market is active. With school just around the corner, more and more families will be anxious to get into the neighborhood before school starts.
The months of inventory in this report do not reflect the 2 active listings that have contingent contracts on them or the 2 pending sales. It is likely that next months report will show even less inventory.

Sales and Prices are holding steady, as always, in Founders Pointe. Though the closings went from 3 to 2 in the First quarter of 2010 and 2011 respectively, that could be due to any number of things. At the time of the calculation, there was One pending and that could have been the sale to balance the difference.

Sales in Founders Pointe have always followed the beat of a different drummer! Sales in Franklin TN increased 20% from 2009 to 2010 where Nashville sales were down 9%.
Founders Pointe's numbers were up a whopping 82%. You just can't tell us that this isn't a well loved neighborhood!
Prices corrected a bit but not as much as in other areas.

Founders Pointe consistantly out performs other neighborhoods in Franklin and Middle Tennessee. The Franklin/Brentwood area saw sales increase of almost 30% over the same time in 2009. Founders Pointe sales are up 260% over the same period.
 
 

 
With 5 Active and one Pending there is just a 2.5 month supply of homes for sale. Compare this to the 7.5 months supply that exists almost everywhere else and it's almost considered a shortage. We've been celebrating that inventory has finally being reduced in most areas! … (0 comments)

Founders Pointe always has numbers unlike other neighborhoods in Middle Tennessee. It's a popular neighborhood and the homes sell well year after year. In 2008 when I did a market report there were absolutely no expired or withdrawn for the entire year. That means that everyone who put their home on the market sold it! That's remarkable!
Sales haven't changed much either from 2009 to 2010 for the first quarter. Prices are just down 2%.

Founders Pointe is one of the few subdivisions that continues to not follow the trends here in Middle Tennessee. Last year we posted that their 2008 sales were strong and that EVERY home that was listed in 2008 SOLD. There were no expired or withdrawn listings. That's amazing for a neighborhood that size.

Sales in Founders Pointe are down dramatically over last year. In 2008 19 homes sold in the first 9 months. In 2009 just 10. The good news in this is that prices have held well and in 2008 there were NO expired or withdrawn properties. That means that everyone who put there house on the market sold it. Could it be that with the current economy that the homeowners in Founders Pointe are just more content to stay put?

One always feels welcome as they enter the Founders Pointe Subdivision. Located off 96West the homeowners enjoy their peaceful surroundings. The Market Report for Founders Pointe in 2008 showed that sales had stayed strong and that prices had actually gone UP!
The Market Report for the Spring of 2009 is not quite as rosey. Sales are down over 50% but prices are only down 5%. Considering that the market in so many other areas is down more than 10% in price, 5% seems nominal.

Founders Pointe continues to buck the Real Estate trends in Middle Tennessee. 22 homes sold in this neighborhood last year, but NONE closed in the first 3 months. Then, in the second quarter, 12 properties closed (more that half of the years sales).
