We always look forward to doing the Founders Pointe market report. The numbers tend to always exceed the rest of the area!
This spring was no exception. Sales just inched up but prices showed a remarkable increase.
 
 
In the chart, it appears that prices increased 14%.
In Founders Pointe the sizes of the homes vary a good bit so we also looked at the average Sales Price/Square Foot. In the spring of 2013  the Average SP/SF was $129. The Average SP/SF in 2014 actually decreased to $126. That was … (4 comments)

Chestnut Bend home sales fluctuate each year. With only 171 homes one year they're up the next they're down. It not just the economy that causes this.
 
 
The number of sales was down a good bit, but prices increased just like the other neighborhoods of Franklin. The average sales price in Franklin in 2013 was $454,207 or 6% less that those in Chestnut Bend. Prices increased 10% overall in Franklin in 2013 with days on the market down 16%.

There was one Foreclosure in 2013 that pulled some of the numbers down. We eliminated it from the average sales price and list price. The numbers below reflect the correct number of transactions but not the averages with the foreclosure.

Sales continue to be brisk in the Founders Pointe neighborhood. Prices are up and days on the market are down. An Excellent combination!
 
 
A 5% increase in price from one year to the next is about average right now in our market. But there's more to these numbers. The actual average size house was down from 2759 square feet to 2570 square feet. What this means is the price/square foot increased from $111 to $125. That's an almost 13% increase in just one year!

Chestnut Bend has had both good and bad news in this past year! The number of sales is down considerably but the prices are up! Being a small community, having the number of sales down is not an issue. Some years more people move than in other years. Having the prices up is great.
 
 
There is currently only one house on the market it has an inspection contingency on it. Inventory has been down all over the Nashville Franklin area but this is extremely low even for this neighborhood.

The Real Estate market in Middle Tennessee got off to a slow start in many neighborhoods. Founders Pointe was no exception.
There were no sales in the first quarter of 2013 compared to 2 in 2012. Since then, 3 homes have gone Pending and there are 4 Active Listings in the MLS. Of the 4 Active properties, 2 have contingencies on them. That leaves only 2 homes for sale.

Founders Pointe always has the most interesting numbers to report. The following chart indicates that prices were down in 2012. Because of the wide variety of floor plans and the various sizes, prices were actually up 1.5%.
In 2011, the average size of home that sold was 5% larger than the average size in 2012. When adjusting for the price per square foot, prices actually increased.
There is currently one active listing for sale in Founders Pointe and one listing pending. With an average of 1.5 homes selling each month inventory is practically non-existent!

It's always exciting to see the numbers go up. The prices below show that the Average Sales price has gone down, but that doesn't mean that  home prices have actually decreased.
The Founders Pointe home prices have actually increased by 3%. The Price/Square Foot ($/sqft) has gone from $108/sqft in the 3rd quarter of 2011 to $111/sqft in the same period of 2012.

Chestnut Bend enjoyed some nice increases in both the number of sales and the sales price. This is the perfect example of the market finally turning positive.
 
Prices went up moderately, but the number of sales jumped considerably. There are currently 4 Active Listings with an average asking price of $489,900. The one Pending sale is listed at $489,900.

Initial review of the spring sales in Founders Pointe were somewhat disappointing. In a neighborhood that almost always leads the pack in sales and pricing, the number of sales were down and the prices stagnant.
The Founders Pointe market report shows prices on average down 1%. When looking at the actual Sales Price/Square Foot, the prices were up all of $.55 or less than 1/2%! Certainly better than going down but far behind the average 1.6% increase in Williamson County.

Chestnut Bend was consistent in sales in the first 6 months of 2012 compared with the same time in 2011. Prices were up too. Prices in Williamson County averaged a 1.6% increase in 2012 with an 18% increase in the number of homes sold.

Franklin TN Real Estate is usually the most reliable and successful of all of Middle Tennessee. Though the numbers can vary from month to month, the huge swings from year to year do not usually happen.
The number of homes closed in the month of January is down somewhat in Franklin, but we believe that the number only reflects the Resale Market. New Construction in Franklin is up for the first time in several years.

Founders Pointe is one of the most consistently selling neighborhoods in the Middle Tennessee area. The numbers below show a big increase in the Third Quarter of 2011, but the year to date numbers are very consistent with those of 2010 in the same time period. Sales have picked up in the River Landing subdivision this past year, doubling the prior years sales. The Chart below shows the number of sales for the past 12 months, broken down into 3 months, 6 months and 12. Based on these numbers it lets you see the amount of inventory available.

Founders Pointe continues to beat the Middle Tennessee findings of lower sales and lower prices. The following chart shows that inventory is low and the neighborhood market is active. With school just around the corner, more and more families will be anxious to get into the neighborhood before school starts.

Sales in Chestnut Bend are following closely to the same time period in 2010. There was one closing in the first Quarter of 2010 and the same in 2011.
The home in 2010 was listed for $415,000 and sold for $385,000. The Sales Price came in at $113/sqft.
The home in 2011 was listed for $399,900 and closed at $384,000. It Closed at $121/sqft. So the sales prices look the same but the actual Price per Square Foot increased by 7%.

Breakfast with the Easter Bunny this weekend at the Williamson County Parks and Recreation. Breakfast will take place at the Franklin Recreation Complex. Children ages 10 and under get one on one time with the Bunny during breakfast this Saturday, March 20th, between 8 and 10am. The cost is $6 per child which covers breakfast and a photo with the Bunny. Parents must accompany their children.
