manhattan beach: Rising Prices Dominated by Luxury Walkstreet homes in Hermosa Beach - 04/23/13 11:34 AM
Prices have jumped considerably in the sand sections of both Hermosa Beach and Manhattan Beach, and much of the reason is the recent flood of the market of very high end luxury homes in A+ locations. Although there are a few oceanfront "Strand" homes for sale, the primary reason for the recent rise in median prices is the number of homes and townhomes on the highly sought after "walkstreet" locations. The current median price for a Hermosa walkstreet home is $3974,000 and the current average price is $4,447,500. The current median price for a Manhattan Beach walkstreet home is $3,350,000 and … (0 comments)

manhattan beach: Are Foreclosure Opportunities in the South Bay a Thing of the Past? - 04/10/13 09:14 AM
As a short sale listing expert, I've tracked the number of foreclosures, meaning both short sales and bank owned homes (REOs) in the South Bay for the past few years. It wasn't long ago that each month there would be consistently over 100 short sale homes listed in Torrance alone. That certainly isn't the case any longer. As of April 10th 2013 only 29 short sales were on the market in the cities of Lawndale, Gardena, Manhattan Beach, Redondo, Hermosa, Palos Verdes, El Segundo, San Pedro and Torrance combined. The chart above shows the number of active short sale listings, pending … (4 comments)

manhattan beach: Manhattan Beach Holiday Walk a Great Way to Kick off the Holidays - 11/20/12 08:14 AM
One of the many aspects of what make the Beach Cities of Manhattan, Hermosa, Redondo Beach and El Segundo so special is the small town community feel they offer.  Each is different but in general people really enjoy living in these towns and never does it show more than in the holiday season.  Last week kicked it off with the Manhattan Beach holiday walk and pier lighting.  Stores were open and giving out goodies, there were reindeer, carolers, and loads of families.  The Manhattan Beach pier was lit with Christmas trees and the roundhouse building at the end, which houses the … (0 comments)

manhattan beach: Exercising in Manhattan Beach....yes we do take reservations - 11/13/12 08:21 AM
I had written long ago about one of the unique places to exercise in Manhattan Beach....sand dune park.  As much of the sand section in Manhattan and Hermosa is actually built upon a sand dune, it seems that one of the few untouched areas became a great place to exercise (and socialize as it turns out).  The park sits on the east side of the hill (dune) that separates the sand section from the tree section.  It's popularity was part of what made it fun, but as it sits in the middle of a neighborhood, it also had consequences.  The park … (2 comments)

manhattan beach: Fusion South Bay Townhome Market Update - 04/24/09 05:04 PM
The Fusion South Bay townhome complex in Hawthorne, just east of Manhattan Beach continues to offer some great opportunities for buyers priced out of some of the nearby communities of El Segundo, Manhattan Beach and Hermosa Beach.  There are currently 4 units on the market with various layouts and sizes available.  2 of the homes are short sales priced at $399,000 which makes for a great opportunity to get a home in this 2006 built community.  Both have multiple offers but haven't received approval from the banks and are still potentially available.

manhattan beach: Looking for that vacation home in Hermosa with big views? - 09/26/08 09:48 AM
For many people the South Bay and the town of Hermosa Beach conjure images of beautiful beaches, sunny days, and an active lifestyle.  Those images are right on the mark and Hermosa Beach is a fantastic place to call home.  If you are considering moving to the area and are looking for that ideal vacation home with panoramic views, dazzling sunsets and can't afford Strand prices, the condos/townhomes of Seaview Villas might be a great option.  These homes have that true resort living feel where all it takes to unwind is a look outside the windows to enjoy stunning views and cool … (0 comments)

manhattan beach: If a picture is worth a thousand words.....why do so many agents not have pictures of their listings? - 09/20/08 09:38 AM
As I search through the new listings of the day, it just never ceases to amaze me the number of listings with no pictures, or even worse, pictures of clutter, trash, dark rooms etc.  The goal is obviously to sell the home and it's our job to put our listings in the best light possible.  As more and more home buyers search the internet for their new home, they are overwhelmed with the number of homes in front of them and you need to capture their interest and attention in that short time in which your listing is on their screen.  … (22 comments)

manhattan beach: Pros and cons of the Golden Hills in Redondo Beach - 09/08/08 01:52 PM
As many of my clients are from out of the area or out of state, they seem to have a notion that the South Bay is simply one big city and there aren't all that many differences between Manhattan Beach, Hermosa Beachand Redondo Beach.  The reality is that even within these cities the individual neighborhoods vary quite a bit.  Due to the sheer size of the city, Redondo Beach is one of the more varied communities in the South Bay in terms of types of housing, size and age, and price.

The area just east of Hermosa and just South of … (1 comments)

manhattan beach: What does Google Page Rank mean anyway? And Why Should I Care? - 09/04/08 11:13 AM
In my semi-obsession with trying to continually improve my website (www.keithkylehomes.com), show up higher on major keyword searches, and getting greater exposure on the internet, I find myself focusing on that little green bar on Google's search header.  Ah yes.....page rank.  I've tried everything but just can't seem to get that thing to move.  I've got content, some links (another semi obsession), keywords, descriptions, titles, etc. but it never wants to go from 2 to 3.  I search other websites and often see that sites with many more links have PR of 3 or 4 and that must be it.  But … (15 comments)

manhattan beach: Relocating to Manhattan Beach - Get to know the "Sand Section" - 08/01/08 08:13 AM
I often have clients contact me from out of the area who are moving to the South Bay and are interested in finding a home in Manhattan Beach.  While most people think of Manhattan Beach as one town, the various neighborhoods are all quite a bit different, have their own pros and cons, and appeal to very different types of people.   From a real estate standpoint, Manhattan Beach is broken into 6 sections, but really 5 different type neighborhoods.

In this post, we'll cover the Sand Section of Manhattan Beach- This is the area that most people envision when they are … (0 comments)

manhattan beach: Where did my ActiveRain post go....just a little gripe about our post host - 07/10/08 08:07 AM
Don't get me wrong.....Active Rain is great and it's a fantastic place to both interact with others in the business as well as promoting my website and my listings but there's one little thing about posting on my blog that's making me nuts.
I just recently posted a price reduction for one of my listings in Rolling Hills Estates.  I was finished....it sounded good and looked pretty...but that's when it happened.  It was region specific so I posted to California, Los Angeles, Rolling Hills Estates, and then went into the neighborhood box.  I didn't see the specific neighborhood and decided I … (3 comments)

manhattan beach: Great new price on a beautiful equestrian property on 20,540 lot - 3 Pinto Lane, Rolling Hills Estates - 07/10/08 07:52 AM
What a price....now at $1,349,000!
Welcome to the most peaceful and serene neighborhood in the South Bay. The sellers have found their future dream home and are very motivated to get their home sold! This home is way below the comps for similar properties in the area. This 4 bedroom, 3 1/2 bath home with pastoral views from almost every room feels miles away from the congestion of the city. An equestrian property with corral and tack room, it's just a side-pass away from the extensive Palos Verdes trail network. The home features a driveway which runs street to street and … (0 comments)

manhattan beach: Hermosa Beach....there's no place like home - 05/26/08 06:46 PM
As many of my clients come from home buyers and sellers on the internet, I'm fortunate in that I work throughout the South Bay and have the opportunity to work in various areas and price ranges.  I am partial to Hermosa Beach, however, and have lived here for over 16 years.  Many potential home buyers are relocating from out of the area and certainly don't know the subtleties of the South Bay and what makes Hermosa so special.  Of all the cities in the South Bay, and even the Beach Cities (Manhattan Beach, Hermosa Beach and Redondo Beach), Hermosa has a … (2 comments)

manhattan beach: Why technology is killing me! - 03/11/08 05:10 AM
Oh how I wish I didn't rely on technology so much.  It seems like every time I have a listing appointment or are rushing off to write up an offer something always goes wrong.  Does the printer know when I'm in a hurry and purposely decide to stop working at the most opportune moment?  Lately it's like the domino effect.  My computer recently decided it had had enough and proudly displayed a grim blue screen telling me to go out and buy a new one.  Of course getting a new computer is just the beginning.  Software, databases, security, and everything else … (3 comments)

manhattan beach: When is a variance not a variance? - 03/02/08 05:48 PM
As a longtime resident of Hermosa Beach, it always pains me to see the old charming beach cottages get torn down and to watch the mansion that's soon to follow.  I realize that as a realtor I should embrace this change and the increase in the values that go along with it, but I'm always sad to watch all of the reasons that Hermosa is so great slowly disappear.  As a former resident of North Hermosa on 26th Street, I don't understand why the city is allowing the new construction to no only dominate the look of the street, but to … (1 comments)

manhattan beach: Classic Hermosa Beach home for sale. - 01/24/08 04:10 AM
361 Longfellow Ave, Hermosa Beach.  This is possibly the most charming house in the Hermosa Beach sand section.  This Cape Cod classic has 2 bedrooms, 1.5 baths, a 2 car garage and is in a perfect location.  A short 90 second walk gets you to the beach just 3 blocks away.  The home has been tastefully updated throughout.  We'll have an open house on Friday January 25th from 12-2 and again on Sunday from 1-4.  See local South Bay open houses for more info.  Pictures below or see the virtual tour for more info.

manhattan beach: The eye-opening reality of relocating to the South Bay - 08/06/07 06:57 PM
As a realtor in the South Bay who gets a good amount of business and new leads from my website and from the new generation of homebuyers searching on the internet, it's always difficult to explain to people what they can (or cannot) afford in the area.  Although there were big gains in real estate around the country, the reality is that the South Bay is simply a perfect example of supply and demand.  The demand for property in the cities of Manhattan Beach, Hermosa Beach, Redondo Beach and surrounding cities continues to grow.  Who wouldn't want to live in LA … (0 comments)
