Canadian home sales posted their third month-over-month increase on the way to breaking March’s previous record.

 
 
Driven by activity in the GTA and Vancouver, home sales increased 1.5% month-over-month in March, and 12.2% year-over-year, according to the Canadian Real Estate Board.
The GTA is heading into the spring home buying season with soaring demand and a shortage of listings,” CREA President Cliff Iverson said. “Meanwhile, other major urban markets in Canada are well balanced or are amply supplied.”
Sales were up month-over-month in nearly 60 different markets, according to CREA.

There were 92,867 residential sales through the TorontoMLS system in 2014, including 4,446 in December. This represented a 6.7 % increase over the 2013 sales figure of 87,049 and was just short of the record set in 2007.
 
While home prices certainly increased substantially in 2014, the purchase of an average priced home remained affordable, in terms of the average household's ability to comfortably cover their monthly mortgage payments.

Toronto Real Estate Board reported 2,496 sales through the TorontoMLS system during the first 14 days of December 2014. Up by 1.9 % compared to the same period in December2013. Over the same period, new listings were down by 1.8 & year over year.
The average selling price for December mid-month transactions was $565,873, which represented a year-over-year increase of 8.6 %. Price growth was driven by the detached market segment in the
City of Toronto.
Demand remains high but inventory is low. Buyers are having a tough time getting the homes they want because of multiple offers, which continue through December.

These figures are in comparison to those ending January 25, 2010 The GTA saw vastly increased volume in the past week by 26%, prices were higher overall by 4% in the West division In the east prices decreased 3%,  Central decreased 9%, and the North decreased 5%. The dollar value of homes sold in the past two weeks in the East are down approximately 1% the North are up approximately 3% the Central area is up 4% and the West is up 2% over the week ending May 28. The average price of all homes has increased approximately 2%.
The numbers of homes sold have increased in the East up 42%, West up 45%, Central up 38% and North up 43%. The increase in total is up 43%.

- Greater Toronto REALTORS® reported 3,681 transactions in the

first half of April, down seven per cent compared to 3,955 during the same period last year.
"In lock-step with the favorable March results, resale housing market conditions in the first half of
