June 17th, 2009 categories: Honolulu House For Sale, Honolulu Real Estate 101 There is no substitute for a clean home and this is why number five of my ongoing series has to do with having the home cleaned. 5.  Hire a professional cleaner. I know that most people are more than capable of cleaning their home.  Many of you probably take great pride in the fact that you clean your house every week or two.  When it comes to selling a Honolulu home or condominium, I have found that most professional cleaners will provide a level of cleaning that will help … (0 comments)

honolulu real estate: Planning To Sell Your Honolulu Home Part Four-Dealing With Clutter - 06/16/09 11:24 AM
June 16th, 2009 categories: Honolulu House For Sale, Honolulu Real Estate 101 This is my fourth installment for preparing your home for sale. 4.  Remove clutter. In Honolulu, if there are sins committed when selling a home, too much clutter has to be at the top of the list.  I see many houses and condominiums that would otherwise show very well, show poorly simply because they have so much “stuff” taking up space.  Here are a few rules to apply when taking clutter out of a home.

honolulu real estate: Planning To Sell Your Honolulu Home Part Three-Disclosure - 06/15/09 09:38 AM
June 15th, 2009 categories: Honolulu Real Estate 101 One of the most important rules in Honolulu real estate is to disclose, disclose and disclose more. Our attorneys tell us that there is no single form required by Hawaii law, however, the widely accepted form is the Hawaii Association of Realtors disclosure form titled the Seller’s Real Property Disclosure Statement (SRPDS).  This post is part of my ongoing series about preparing to sell your home.
3.  Fill out the Seller’s Real Property Disclosure Statement. In most sales, the SRPDS is not completed until there is an accepted offer and buyer is involved … (0 comments)

honolulu real estate: Planning To Sell Your Honolulu Home? Start Here. - 06/11/09 09:21 AM
<!-- End of HEADER --> June 11th, 2009 categories: Honolulu House For Sale, Honolulu Real Estate 101 The housing turn over rate in Honolulu is much lower than other parts of the United States.  I have heard that the average homeowner in California will move to a new home every three to five years.  The last number I heard for Oahu is that the average house owner will sell every 18 years (this is an old number).  What does this mean?  Hawaii homeowners have much less experience selling a home than their counter-parts in the mainland. Here are 12 things to … (0 comments)

honolulu real estate: Honolulu Real Estate Statistics, An Interpretation - 06/02/09 09:12 AM
June 2nd, 2009 categories: Honolulu Real Estate 101, Rants & Riffs This month’s Honolulu Board of Realtors statistical report has 18 pages of very interesting information.  Since the report was released yesterday afternoon, Honolulu’s local on-line newspapers (Honolulu Advertiser & Honolulu Star Bulletin) have yet to comment.  If I have to guess, I bet that they will be negative about the market!  Surface numbers such as median prices (down) and year on year sales comparisons (down 43.2%), look negative.  However, if you dig into the report, there are some encouraging numbers.  Here are five (5) that caught my eye.

honolulu real estate: Old Sayings That Aren’t So Old! - 05/27/09 08:19 AM
May 27th, 2009 categories: Honolulu Real Estate 101 , Rants & Riffs There are old sayings in the Honolulu real estate business, some are true and others are not.  Here are a five that I have found apply.
1.  “Your first offer is your best offer!” I have sold and observed the sale of thousands of properties and more times than not, the offer that gets the seller the most money is the first offer to come in.  Time and again an offer will come in early in the sales process, the price is not quite what a seller wants and … (0 comments)
