The last three Bank of America short sales I had near Destin Florida, I initiated in Equator at the beginning of the listing period. Why, and more importantly, will I keep doing so?
One seller requested a pre-approval for the HAFA (Home Affordable Foreclosure Alternatives) program before listing, so I engaged Bank of America through Equator. After two months of uploading documents, having the file changed from HAFA to Cooperative Short Sale (COOP is Bank of America’s special short sale program) and back to HAFA, I was told he had to actually “list” the property before the seller would be … (38 comments)

Wells Fargo just approved this home in The Woodlands, Bluewater Bay, Niceville Florida, for a VA Compromise Sale. A VA Compromise Sale is similar to a short sale. The process is not always "smooth", and this one had a few issues, too.
The Problem:VA appraised the home for more than the contract price. The buyer would not increase his offer to meet the VA required net proceeds of 88.13% of the appraisal.

PHH is a servicer of mortgages for companies such as Merrill Lynch Credit Corporation, Provident Bank, UMB, Bank Atlantic, Banco Popular, etc. Their poor service prompted today's email to the negotiator for a Niceville Florida short sale:

Another buyer agent calls and emails me three times asking when the approved Bank of America Santa Rosa Beach short sale can close.

Did you know that almost 1 in 4 Florida home loans are delinquent? Even though most of my real estate business in Destin Florida is short sales, this news has stunned me. According to an article by the Miami Herald, 23% of Florida mortgages, or 807,000 of 3.5 million loans are in foreclosure or have late payments by a month or more.
So, if you live in Destin, Niceville, Fort Walton Beach or Navarre Florida, look up and down your street. If you are out buying groceries in Crestview or Santa Rosa Beach Florida, look at the people in line with you.

I'm a First Time Homebuyer in Niceville Florida (or rather am seeking to become one) and my wife and I found a house that is a short sale.I've been researching the ins and out of buying a short sale but there are of course more questions then answers :) The information I was given was a BPO of 290K, the home is listed at 230K, with an offer of 200K. Is a contract NOT a contract when it is signed by both buyer and seller? Again and again, buyers are walking from short sale offers with no penalty, sometimes encouraged by their selling agents. Here are two emails below from agents in the Destin- Navarre Florida area whose buyers simply backed out of short sale offers after three months of negotiations:
"Yes it is a long time and they do understand the contract but they are not obligated to the contract until the bank responds."
"It was contingent upon the banks acceptance of the offer and the bank did not accept … (44 comments)

In the past ten days, I've had agents call me with "verbal" offers on three of my short sale listings.
Property: House in Navarre FL List price $114,000...verbal offer $70,000
Property: Condo in Sandestin FL List price $580,000...verbal offer $500,000
Property: House in Niceville FL List price $199,900... verbal offer $120,000
Is this a trend? In each of these cases, the selling agent said the buyer absolutely would not or was not qualified to go higher than the verbal amount. I wonder then why these agents were showing properties to buyers that were up to 60% higher the maximum price buyers were willing … (30 comments)
