century 21 aa realty: You Agents Work Hard - 01/29/12 03:22 PM
You Agents Work Hard
As real estate agents, we know how hard we work. Our friends and family know how hard we work because they see us working hard. And at times, they do not see us because we work so hard.
But, when a stranger acknowledges how hard we work, for some reason, we feel validated and appreciated. This is how someone made me feel today and it made my day!I have a short sale listing in Lindenhurst NY that is due to close this coming Friday. It's been a long road: 2 years with this listing. century 21 aa realty: Is Your Long Island Realtor® Breaking The Law? - 01/17/12 10:53 AM
Is Your Long Island Realtor® Breaking The Law?Please keep in mind that most Long Island Realtors® do not break the law. The few that do, make the rest of us look bad and I am so done with it!Over the past few weeks, I'm being told from other Long Island Realtors® that pursue expired listings that the homeowners have told them they re-listed with their "current" agent. The Realtors® show the homeowner the expired listing and in our MLS and it doesn't state the home is back on the market. What form did they sign in order to put the home … (10 comments)

century 21 aa realty: Women, Men and Downsizing - 01/11/12 11:52 PM
Women, Men and DownsizingLast year I listed a 55 & Over condo in Lindenhurst NY. The couples that came to my open houses and called to preview the home taught me one thing: Men and Women feel differently about downsizing.
Men: They could have moved last week.Women: On the fence about moving. Why? Men: They are tired of mowing the lawn and shoveling snow.Women: They raised their kids in their home, there are special memories in every room of the house, more closet space, larger kitchen for food prep and cooking, love their flower and vegetable gardens, more privacy from neighbors, no … (13 comments)

century 21 aa realty: Lindenhurst NY REO Homes For Sale - 01/07/12 05:58 AM

Lindenhurst NY REO Homes For Sale
There are 7 REO properties for sale in Lindenhurst NY. Prices range from $139,900 to $269,900.
When buying an REO property in Lindenhurst NY or anywhere else on Long Island, expect to do work to the home. Never expect move in condition especially at these low prices. You may have to completely overhaul the home meaning replacing windows, roof, heating & A/C system, new kitchen, new baths, flooring, etc. I have found that the bank who owns the home may redo the hardwood floors but don't count on that either.
You may be eligible … (3 comments)

Feedback - Be Careful What You Ask For
As agents, it's our job to get feedback for our homeowners. When I get a call or email asking for feedback from another agent, I am going to be honest. No sugar coating. And I'm nice about it.
But, when I get blasted for being honest, I have to scratch my head. YOU asked for feedback. That is YOUR job. It will help your homeowner to know what other agents and buyers think. Isn't that the whole point to getting and giving feedback? Some homeowners are unrealistic about the price of their … (65 comments)

Lindenhurst NY Short Sales - Three Little Words That Pack A Punch
Communication, communication, communication. I can't stress enough how important communication is from the listing agent to the buyer's agent. From the buyer's agent to their buyers. From the buyers to their attorney.
Lack of or no communication will kill a Lindenhurst NY short sale deal. The buyers will run like the wind and find another home to purchase. It's that simple and who can blame them?
I can't tell you how many times I hear an agent saying that their buyers walked from a Lindenhurst NY short sale … (4 comments)

Direct Postcard Mailing Works!
Direct postcard mailings do work only if you are consistent. I got the following listing because of it:

The listing was a 1 bedroom coop unit in West Babylon NY. Sold it in 72 days. If I didn't send postcard mailings there every other month, this homeowner wouldn't have known I existed even though I used to live there and moved out 4 years ago. He had no idea I was in real estate until he received one of my postcard mailings. And, he also hired me to help him buy a new home.
It costs … (8 comments)

Babylon NY Housing Market - Median Sold Price 3rd Quarter 2011
So here I am, working on the stats for the Babylon NY housing market and realized............where in the world did the time go? Thanksgiving is seven weeks away. It will be here before we know it!
The housing market for Babylon NY has been faring quiet well. The second quarter took a little dip compared to the first quarter but not horrendous at all. The third quarter did much better than the second quarter with a median sold price of $490,000. So far, the Babylon NY housing market seems to … (0 comments)

Long Island Distressed Properties - The Invisible Seller
When you buy an REO/distressed property, there is still a seller involved. It is not the person that defaulted on the mortgage. It is the bank/Asset Manager.
When you make an offer on a Long Island distressed property, that offer goes to the Asset Manager via the listing agent. Then it goes to their Manager. If your offer is accepted, you do the home inspection. If the inspection report is acceptable to you, you move forward and sign the contract. Then you start the mortgage process as normal. Here is where buyers … (5 comments)

Lindenhurst NY Oktoberfest 2011 Photos
Century 21 AA has a booth every year at the Oktoberfest in Lindenhurst NY. A few of us agents volunteer to work it. I was there all day since I had Sunday free for a change.
As always, there were a ton of food vendors. I ate so much junk but isn't that the fun part of the Oktoberfest?!?!? Gotta love those funnel cakes!
We also had raffles for people to win Mums. We deliver them to the winners and I have 7 to deliver today. Woohoo! All in all we had a great time!

Copiague Harbor Homes For Sale
Copiague Harbor is an affluent, private community located south of Montauk Highway (aka Merrick Road) offering amenities such as a private beach and a marina on a private lagoon. In the late 1960's, Copiague Harbor was created to be a private gated community and guarded. Some homeowners have told me that they would consider doing that but it hasn't up to this point. The homes in Copiague Harbor are larger and are deeded belonging to the Great South Bay Estates Homeowner's Association. Copiague Harbor is part of the Copiague School District.Currently, there are 11 homes for … (2 comments)
