West Babylon NY Sold Homes Prices For 2008 Thru April 2010

2008 was a great year wasn't it?
Sold prices decreased 10.77% in 2009 compared to 2008.
Sold Prices decreased 0.96% so far for 2010 compared to 2009. I will be posting these figures once per month so we can all keep an eye on the West Babylon Real Estate Market.

Sold prices decreased 7.57% in 2009 compared to 2008.
Sold Prices decreased 5.48% so far for 2010 compared to 2009. I will be posting these figures once per month so we can all keep an eye on the Lindenhurst Real Estate Market.

Babylon NY Sold Homes Prices For 2008 Thru April 2010

2008 was a great year wasn't it?
Sold prices dropped 13.24% in 2009 compared to 2008.
Sold Prices increased 1.36% so far for 2010 compared to 2009. Ok, it's not a lot but it's a start.
I am seeing many Babylon listings expiring in the upper 500K and over range. Why? Due to job losses across Long Island, that buyer pool that normally could afford that price range 3-5 years ago, cannot at this point. That buyer pool has been reduced.

HOA Rules: Know What They Are Before Buying A Condo, Townhouse or Co-Op HOA means Homeowners Association. There are rules put in place to keep the condo or townhome development consistent like the outside of each home are the same color vinyl siding, the outside of the front doors have to be the same color, etc. I find this not to be a big deal. Where I live there are 12 townhomes so things are more relaxed here. My development is 14 years old so repainting the outside front door with the original color is impossible. This past Saturday, my buyers had an inspection scheduled for their co-op purchase. They decided to use Avi Korine because I told them he's very thorough to say the least. He's fair and doesn't overprice repairs that are needed.
Avi was there for just over an hour and this is a co-op! He checked everything. In the end, he gave a detailed verbal inspection report which found nothing major and my buyers are happy. They were also impressed with Avi and were glad they took my advice.

I see so many expired and withdrawn listings on the Multiple Listing Service Long Island and it's almost always the same reason: lack of Internet marketing.
How do I know? I can tell by the agency that listed the home in the first place. As Realtors, we have to know who our competition is.
So, you saved 1 or 2% and at what cost? The cost is the fact that your home didn't sell. Was it worth it to you? Most likely not.
