real estate: In Georgia, Some Free Gifts = Mortgage Fraud - 11/15/06 03:52 AM
I'm licensed in one of the top states in the US where mortgage fraud runs rampant...
So, because my broker comes from a lending background and because does everything by the book (thank God for me), not a week goes by where we are not talking about what "is" and "isn't" mortgage fraud.
From what I understand and please correct me if I am wrong, we (GA) have a limit on "gifts" or "incentives" not stated on HUD of $50.00. If you wanted to treat your buyer client to a nice dinner in appreciation of the business...it's ok...as long as your gift does not exceed $50.00 … (5 comments)

real estate: CHEROKEE COUNTY HOME REPAIR PROGRAM - 11/01/06 02:39 AM
Cherokee County has limited funds available to provide grants for housing rehabilitation repairs and improvements to qualified homeowners. The funds maybe used to fix dangerous health & safety problems around the house as required by current HUD standards. To Qualify: You must own and live in your home Your family income must not be more than the maximum allowed. Your mortgage can be not more than 80% of their fair market value of the home. Your home must need repairs which would correct HUD code deficiencies. HOME funds can fix housing code problems like leaky roofs, plumbing, heating, or electrical problems. … (0 comments)

real estate: On-site Agents...Not-so-good news... - 10/26/06 07:41 AM
Not sure how many on-site agents we have here in the network, but USA Today published an interesting article earlier today about the decline in new home prices (almost 10% since 2005, the biggest drop in 35 years).

real estate: Do you take your ActiveRain Posts with or without pics? - 10/26/06 07:20 AM
Seems to be a pretty good blend of posts with and without pictures added to them. I'm a non picture blog reader personally, I think pics are good for advertising listings.
Is the ability to upload any picture from your hardrive what makes ActiveRain so much better than other RE Blogging communities I've seen out there?
I really wonder though, if it helps us or hurts us?
At what point are Matt and Caleb gonna say..."ok, that's way to much extra storage space on the servers we needed in October for all those silly Halloween pictures, we're gonna have to cut back on the amount of pics … (2 comments)

real estate: Our dress code - 10/24/06 02:59 AM
I've heard many stories about back in the old days how certain real estate companies required thier male agents to wear puke yellow jackets with dress slacks and a tie and female agents long dresses with heels.
My how things have changed!
Just surfing the network and looking at the various pictures of my fellow AR members I can see that we all shop at different department stores for our business attire. It seems that most of you mortgage folks still wear a suit and tie /formal wear to your job while the real estate folks have become far more casual.
