The market continues to move along as "The Little Red Engine That Could"; "I think I can, I think I can." And in the end, I have total optimism that the Atlanta real estate market will recover and we will sing loud and clear, "I thought I could, I thought I could!"
But the jouney up the hill hasn't been easy. We are seeing more home owners leasing their homes because they have given up trying to sell; or the short fall is too great they have no other option. Anyone involved in the real estate market in Atlanta had reason to smile as April 2010 closed out. While lag reporting is still coming in, the closings thus far in the month of April for  the metro Atlanta market was sporting a year-to-year double digit increase at 12.2% for all single family closings (stats provided by SmartNumbers/Steve Palm).
So far it all looks good!  And there are some making the prediction that Atlanta has seen the bottom. And, I surely hope that is true. However, one compelling factor remains - our unemployment remains at over 10%. That doesn't bode well, in my opinion, for our real estate market.

The sun shined down on the metro Atlanta real estate market for February, 2010 with a positive year-to-year increase according to Steve Palm of Smart Numbers. Although the increase was slight, 1.6% ....the news is still promising.Additionally, according to the Case Shiller Index, our metro Atlanta market hit "bottom" in March 2009. And since that time, Case Shiller is reporting metro atlanta home values have risen 5.8%.  As for our new home inventory, it is at an all time low.  We are off and running. January, 2010 is now just a distant memory. And, for the Atlanta real estate market, January, 2010 left behind the lowest number of closings in a month during the past nine (9) years (Steve Palm/Smart Numbers, Marietta GA January 2010 Agent Report).
And, the foreclosure market in Atlanta seems to be taking a break. We saw just over 8100 foreclosure filings for the month of January. Seems hard to imagine that we see that figure as good news. I admit, I have fallen behind on the market reports.  To bring us all up-to-date, I am combining July and August. As of today, I think we are seeing some movement in the Atlanta market. The concensus seems to be that the interest rates certainly are enticing the buyer; but, the First Time Home Buyer Tax Credit is coming to a close shortly and that may also be perpetuating the fence sitters to take the plunge.

What a pleasant surprise to see December '08 out-perform November '08. In November we saw only 2,471 detached family units sold while in December we finished with 3,212 units. Not bad for a month usually devoted to Holiday shopping, parties and time with family and friends. Just as interesting, is an increase in average pricing: $204,800 in December while November average sold price was $196,833.
Attached single housing faired about the same:  December closed with 476 units while November '08 closed with 367 units. And, pricing on attached single family homes also followed suit with the detached: December '08 the average … (1 comments)

There was some glimmer of hope in September, 2008; but, what a difference a month makes. October number results are more gloomy than anticipated.

A decline of nearly 29% in closings for ALL residential properties was noted this month compared to a year ago. Ranks as the 23rd year-to-year percentage decline. Atlanta started to see a decline in sales volume and units in June, 2007. And, to date, our market has still not recovered. Year over year decline in closings is over 30% from last year.

Market has experienced declines for the past 18 months in a row. An average of 7 percent of all outstanding listings are selling each month. Decreased demand in housing continues to plague our market; and with the current inventory levels, we are seeing an overall increase in days on market, particularly with town homes/condos, as well as declining home prices.
4,545 single family homes closed in August, 2008. (Down approximately 41% from a year ago.)

Each month as I recap the previous month, the news seems dismal. However, choosing to see the glass half full instead of half empty, what I try to remember is this market will not last forever and we will see improvement and bluer skies!!!
