A recent report out by Rismedia shows the U.S. economy added more new jobs than was expected. Despite the 9.1 percent unemployment rate, the unexpected news coupled with the uptick in corrected employment gain numbers for the previous two months caused the mortgage rates to tip the mortage rate ladder back up over 4 percent after buyers enjoyed mortgage rates of 3.94% the first week of October.The most recent unemployment numbers for the Metro Atlanta area, however, remain higher than the national average at 10.4 percent. As the year closes out, one begins to wonder what 2011 will bring. Read three reports....get three different answers. I don't know what the new year will bring in real estate for the Atlanta market, but I think we held our own in 2010.

The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.

The market continues to move along as "The Little Red Engine That Could"; "I think I can, I think I can." And in the end, I have total optimism that the Atlanta real estate market will recover and we will sing loud and clear, "I thought I could, I thought I could!"

I was at a seminar recently. Among many topics, was of course, the subject of market conditions for Atlanta in 2010.  And, as you can imagine, the opinions were mixed. Opinions ranged from a  50/50 chance the recession will turn around (safe bet!) to the possibility of a double dip recession.
Other projections included:
Interest rates will remain level but rise slightly by the end of 2010 Home prices will remain flat The sweet spot for home sales:  $400,000 and under Condo inventory will finally become depleted but at the expense of price slashing S-L-O-W new home starts. Here are the current … (1 comments)

Anyone who lives in the Atlanta area can tell you that the housing market has definitely been affected by the new homes bubble, the large number of short sales and foreclosures as well as a reduction in buyers. Atlanta was one of the top markets in the nation for new home construction until 2006. Currently new homes sales are down 80 percent from peak levels.
Georgia currently ranks #7 in the nation for foreclosures. More short sales and foreclosures are expected. For 2009 over 50% of sales are short sales, foreclosures, corporate owned or bank owned properties.

There was some glimmer of hope in September, 2008; but, what a difference a month makes. October number results are more gloomy than anticipated.
 
OVERALL ATLANTA  MARKET RECAP
A decline of nearly 29% in closings for ALL residential properties was noted this month compared to a year ago. Ranks as the 23rd year-to-year percentage decline. The one thing I have always loved about real estate is nothing ever stays the same. You're market is probably the same way, isn't it? Just when you think you have something figured out, you realize you don't know as much as you thought you did. I don't know about you, but I have always prided myself in staying informed, learning what is new, staying up on changes in the market etc.  But these days, it is almost a full time job!
