What a crazy year it's been.
It's a few days after Thanksgiving, Cyber Monday to be precise.  The holiday craziness is in full swing.  It’s the perfect ending to a very strange year in real estate.
The trends in the Triad have followed the national trends, which is not always the case.
 
Normally, just before Thanksgiving and until a week or so after New Year’s Day, it's a very quiet time for real estate sales in our area.  This year, it's anything but normal.  Yes, it slowed down for a few days just before and after Thanksgiving and I would expect the same around … (4 comments)

Sellers, offering a home warranty is more than a good idea.
I recommend to all my sellers that they include a home warranty when listing their homes for sale.  The warranty covers them before the home is sold and then covers the buyer for one year after closing.
For less than $500.00, depending on the coverage chosen, the seller has piece of mind, but so much more importantly, the buyer has piece of mind.
When a buyer considers a new construction home, they are often comforted, knowing the home comes with a one year "bumper to bumper" warranty.  With a resale, … (1 comments)

Finally there is some good economic news for our region.  After losing Dell and many other local jobs, this is very welcome news.  Over 500 full time jobs should result in a good number of homes being sold, at various price points.  This should also attract related businesses, to bring in even more jobs.  This should have a positive effect on the real estate market throughout Forsyth and Guilford Counties.

God news and bad news for home sales.
Couldn't they just give us the good news today, maybe wait a few days for the bad.  Well, it is the media after all.  CNS Evening News did a fairly positive report on the housing market tonight.
Sales of previously occupied homes grew by nearly 7 percent last month, more than expected, the National Association of Realtors said Thursday. It was a welcome sign after three months of declines, and a solid kickoff to what's expected to be a strong spring selling season.

The following news reported today from AP sounds gloomy, but I attribute this decrease to the weather in February.  It seems like there were severe winter storms across the US during February.  It is typically not a busy time for home sales, but coupled with the weather, the figures are not surprising.
From AP today:
Sales of existing homes fell for a third straight month in February, pushing sales down to the lowest level since last July. There is concern the fragile housing rebound is faltering, making it harder for the overall economy to recover.
