agents: Meep Meep!! - 10/27/10 05:21 PM
Meep Meep!!  You all likely remember the famous Road Runner cartoon character.
And certainly Wile E. Coyote.
No matter what Wile E. Coyote did, The Road Runner triumphed, seemingly with little effort other than speed. And a bit of bravado. "Meep Meep I beat you." Sort of thumbing his nose, ah, beak, at the beaten, temporarily, Wile E. Coyote.
I recall wishing, at times, that Wile E. would triumph, but knowing at some level that would never happen.
There are lots of Wile E. Coyotes out there. Not necessarily people but situations and problems that arise to try and knock us … (20 comments)

agents: Love the iPhone? Love Wine? Have I Got an App for You! - 08/04/10 07:29 PM
Love the iPhone? Love Wine? Have I Got an App for You!
I'm not an iPhone user (yet) but I am a big wine lover. And having returned recently from a trip to Napa and Sonoma, I wanted to pass along this new iPhone app I learned about.
Mr. Picky will help you find wine in the Santa Barbara, Paso Robles and Temecula wine regions. It's part opinion and part informational, started by My. Picky himself, David Mallen, and his wife Patti.
There are plans to expand to Oregon and Texas. And of course the famed Napa and Sonoma regions. All … (8 comments)

agents: Wine Country Trip - Day 2 - A Trip up the Big Sur Coast from Pismo Beach California - 07/31/10 04:33 AM
Day 2 of our whirlwind trip to wine country in the Napa Valley north of San Francisco began with a quick walk around the hotel grounds along the ocean in Pismo Beach, then up Route 1 along the Monterey Coast to Big Sur.
If you have never done this drive it is quite remarkable with incredible views along the way at every turn at the edge of the continent. There are places to stop and enjoy the views, which you can't do quite as well while driving. The ground squirrels at the one viewpoint were quite appreciative of all the handouts.

agents: Who Ya Gonna Call? A Look at Making a Referral - 07/25/10 06:05 AM
One of the wonderful things about the ActiveRain network is making friends around the country which becomes an amazing referral network, if you choose to take advantage of it.

I personally have two major referral networks which crossover - fellow CRS members (Certified Residential Specialists) I have gotten to know or seek out, and AR folks. Between the two I have great connections around the country in all the major cities and regions, and many smaller ones. My ideal? A CRS who is on ActiveRain too.

When you have an outbound referral, how do you decide who to call?

agents: PLEASE Don't Pee in the Pool! - 07/20/10 03:00 PM
Please don’t pee in the pool!!

You were probably told that in one way or another as a kid. However it happened, in some way you learned it was not a cool thing to do. So too, with social media.

Don’t pee in the pool.

I can’t take credit for this title – the inspiration comes from a talk I heard at Sellabration in Las Vegas by Brian Copeland. But I thought this quote was worth repeating, with some cautions about what not to do in the social media pool.
The difference, I suppose, is … (58 comments)

agents: Working with a Porn Star - 07/13/10 03:30 AM
HAH! It's not what you think.
And I bet you're hoping for some illustrative photos for this post.

Would you work with a porn star as a buyer or seller??

Or would the choice of career be a stumbling block or an ethical or moral issue? And would it raise any issues for you in the process of helping him or her find a home?
I had a phone caller some months ago asking for some information about buying a home in one of our high-end communities. I went through the usual questions - are you currently working with … (68 comments)

agents: ActiveRain Gathering in Las Vegas Sunday July 18th at the Paris Hotel - 07/11/10 07:34 PM
Disclaimer:  This is NOT an AR sponsored event.
But, since I'm heading off to the Paris Hotel for the CRS Sellabration Convention, it's a great opportunity to meet up with the AR folks, CRS or not, who are in the area or attending the event before the convention starts.
Now of course good Las Vegas friends Renee Burrows, the Shack Diva, (we have NEVER met F2F),  John Novak, and perhaps Robert Swetz, will hopefully be there, among some other Las Vegas luminaries.
But we want to see as many AR folks as we can that evening for some drinks, food, and … (14 comments)

agents: How DID They Find You? - 07/09/10 04:33 AM
Knowing how your prospects find you is important. Whether it's from print, on-line activity, or other means there is tremendous value in understanding how your marketing and visibility, or lack of, are working.

Do YOU know how they found you?

It's not always easy to determine, and I am willing to bet many folks don't bother to ask. There are times when I don't, or I don't query enough to really understand if what I am doing to generate business is, in fact, working. That's not smart. My bad.
There are lots of ways for buyer and seller prospects … (90 comments)

Let's Get Soci@l and Grow Your On-line Audience: Friends, Followers, and Connections
I haven't completely finished reading "Let's Get Soci@l", and I know I will read it again and again, as I have other ebooks residing on my computer (e.g., Twitter, Facebook).
It was hard to decide WHICH chapter to write about, since the information is so good, but...
"Growing Your On-line Audience: Friends, Followers and Connections" really struck a chord with me. It should with you as well. I'm happy to tell you why... I hope you listen.
Social media, in my not-so-humble opinion, is NOT a fad, … (12 comments)

REBarCamp Orange County - Irvine
Yep, that's right! Another Real Estate Bar Camp is heading to Southern California later this summer.
It's been a while since we last had one (REBarCamp San Diego was in November 2009 when the N.A.R. Convention was getting started) so I was thrilled to hear another one was on the way.
I've been to 3 now - REBarCamp Los Angeles, REBarCamp Orange County in Newport Beach, and REBarCamp San Diego) - and look forward to the next one.
Learn more about what RE Bar camp is all about in this video.
Here's the scoop:

agents: Get That Monkey off YOUR Back - 06/30/10 03:29 AM
How often do you have things that need to get done by other folks in order to move ahead, but it ain't happening?

There's a monkey on YOUR back that needs to go, but it's stuck until you get what you need.

Or there may be tasks you need to delegate to others, so you don't have to deal with them or so the appropriate person can take care of the issue.
Depending on other folks can sometimes be a hassle. Ironically we seem to be able to accept our own procrastinations, but somehow it is more of a … (39 comments)

agents: I Wanna Order a Pizza!! - 06/26/10 04:38 PM

I Wanna Order a Pizza!! [photo by Foodies on Flickr]

Those were the words I heard when I answered my cell while out previewing properties this afternoon.
Of course my immediate reaction was this was wrong number, so I said so. BUT I also asked what number they were trying to reach. Not just because I wanted to be polite, but I have learned something about long tail searches. And I knew.
The caller responded that she was calling WINE STEALS...a very cool wine bar near the beach in Cardiff, a beachside town just a few miles south of … (75 comments)

agents: Make Mistakes, and Make Mistakes Often - 06/24/10 01:25 PM
Make Mistakes, and Make Mistakes Often This quote, from Doug Devitre, says a mouthful.
Don’t be misled by what may be your first, and incorrect, impression of this statement.
Doug Devitre is a well known national speaker and instructor on Social Media, Blogging, technology, and other real-estate related topics. He spoke today at our North San Diego County Association of REALTORS membership meeting on social media, covering a range of tools and tips. If you haven’t heard Doug talk, you should.

Doug’s advice early on in the talk for folks getting started, or already involved, in social media was “MAKE … (33 comments)

agents: A Chicken or Egg Question?? - 06/20/10 12:51 PM
I have a chicken or egg question for you.
Which comes first, your post or the title?
Do you tend to write posts and then try to come up with a catchy title that will attract readers?
Or do you develop a title, or perhaps just have one pop into your head, and then develop a post around the title?
We all know a title is important - for SEO purposes, and for grabbing readers' attention - and sometimes it's easy to create one that works well. Other times, it may not be so simple, perhaps because of … (25 comments)

agents: Why I Hate Social Media! And You Probably Do Too But Won't Admit it! (A REVISIT) - 05/25/10 11:38 AM
I wrote this about 9 months ago, and Bob Stewart thought it deserved another visit. I like sharing my opinions so I can't say I disagree.
I reread it, and I don't see that my thinking has changed.
I enjoyed writing this - the reality as well as the sarcasm - and hope you find it worthy of a read, whether you agree or not. After all, we're both entitled to our opinions. I would be curious about what YOU think.
I really do see the value of social media, otherwise I wouldn't be there in spades. But there is some stuff … (188 comments)

agents: Living in an ERUV | First Time Buyer Requirement - 05/23/10 09:33 AM
Living in an ERUV We can often learn a great deal from our buyer clients when helping them find a home that meets their particular needs and wants. Usually, I think, we know the neighborhoods we work in (or should) but sometimes the requirements are a bit more unusual and we discover things we might not have otherwise known.
I had some clients back in the Boston area a couple of years before I relocated to California who were searching for their first home. We spent quite a bit of time talking about what they were looking for, and where they wanted … (8 comments)
