jeff dowler: Carlsbad Sellers - Don't Be Saboteurs - 08/21/07 03:20 AM
This is for you, Mr. and Mrs. Seller. I hope this does not describe you. But it might.
I see a lot of Carlsbad sellers who are sabotaging their home sales in this market. I think of them as saboteurs, since they are doing things, either intentionally or not, that are making it hard, if not impossible, to sell their homes in a reasonable time frame and for top dollar.
Or they are not doing the things they ought to do that would facilitate a sale.
And they make other comparable homes look like a better value.
So what might these sources of sabotage … (18 comments)

jeff dowler: Carlsbad Homes - What Should I Know About Buying a Condo? - 08/20/07 12:28 PM
Many Carlsbad buyers are interested in purchasing condos, for a variety of reasons:

jeff dowler: Carlsbad Recycling Services - Doing Your Part for the Environment - 08/20/07 03:37 AM
Recycling is an important service that is provided by Carlsbad, and other communities, in an effort to help protect the environment, save money, conserve water and much more. It's easy and something that every resident should participate in as much as possible. As concerns about the environment, global warming, and energy conservation have mounted, recycling programs have grown dramatically and just about any community has services that residents can use to do their part. Carlsbad's recycling program provides the following services, enabling residents to recycle a large number of products:
Electronics or E-waste - things such … (8 comments)

jeff dowler: Carlsbad Building Projects - 08/19/07 07:57 AM
I wrote an earlier post about the importance of knowing about building projects in your area, whether you are a buyer or a seller, since they may have an impact on someone's willingness to buy. And knowing what to disclose is also important.
Carlsbad is a community known for its smart growth (see my earlier article on this) and managing its construction projects, especially residential - they even have a 20-year plan. This is good for residents as well as the town.
There are several projects that are worth knowing about if you are thinking of buying Carlsbad real estate. Some are in … (2 comments)

jeff dowler: Why You Should Know About Building Projects in Your Community - 08/18/07 12:28 PM
As a buyer or seller, the more information at your disposal, the better the decisions you need to make will be. And this includes knowing about any building projects in your area that might impact either the sale of your home OR your decision to buy a home in the area.
Many towns have projects that are either being proposed, under review or perhaps have been approved for construction. Building projects might be:
providing additional needed housing, including affordable unitsbetter public transportation facilitiesimproving traffic flow (wider roads, intersections)installing storm drains (flood control)erosion controlnew utilities (gas or power lines)building new roads new golf … (20 comments)

jeff dowler: My Media Meme...My Oh My - 08/15/07 05:24 PM
I was memed by Carole Cohen a number of weeks ago. After reading her article I left a comment that it might be a bit before I wrote my post. And that has proven to be true...actually far longer than I intended. I didn't forget, I simply wasn't sure what to write about, and despite starting, I'm still not sure. We'll see what transpires. Stream of consciousness...
Carole's article, because of her being memed by Bonnie Ericson (our blog mother, as Carole says), is about technology and media. Don't laugh at this, but I'm old enough that technology used to refer to … (40 comments)

jeff dowler: Waterfront Homes in North County San Diego - 08/15/07 10:09 AM
Some buyers, who can afford it, are interested in acquiring waterfront real estate in San Diego's North County. Despite the beautiful beaches and miles of coastline, achieving this goal is not easy, for a number of reasons.
(at left - blufftop homes at Moonlight Beach in Encinitas)
COST - a big factor. It is rare to find anything on the water for less than $1 million, and many homes are substantially more (into the mid to high 7 figures). And there may be additional purchase and maintenance costs associated with being on the waterfront due to erosion issues, the need for geological studies, the … (8 comments)

jeff dowler: Carlsbad, California at Risk for Fires - 08/13/07 06:23 PM
That's a scary title...for a scary thought. But it's true. And Carlsbad is not the only community along the coast at risk. In fact much of the state of California may be at high risk due to the drought we are having, and have had for some time.
Reports vary, but the last I heard we were at only 28% of the expected rainfall in our area. And some parts of the state are worse. And it is a problem even near the coast, although fires tend to occur more frequently inland, and people in our area don't tend to get … (10 comments)

jeff dowler: An East Coast Boy Muses on Life in California - 08/07/07 03:10 PM
I often find myself thinking about life here in the Carlsbad area as compared to my former life in Cambridge (across the Charles River from Boston) where I lived for about 20 years (well, all total in the New England area).  I've been here 27 months so things are much more familiar, but there are still times when I reflect on how different it is.
This post is some of my musings on life here compared to back East (here's my East coast photo). I grew up in the East and lived most of my life there, except for about 7 years … (65 comments)

jeff dowler: Are You a Detached Home Buyer in Carlsbad? - 08/06/07 05:32 PM

Buyers often have particular requirements for the home they would like to purchase, for any number of reasons. Having a good sense of what you want certainly will save you time and probably prevent you from buying the wrong thing.
Here in my area of Southern California homes for sale are listed in the MLS as being either attached or detached (this is not a distinction between "single family home" (used euphemistically here) and condo, since either one can be attached or detached). Please don't be offended by the use of the term "single family home." This is commonly, but possibly inappropriately, used in … (11 comments)
