Lake Oconee Georgia Market Report: 2013 in review The real estate market at Lake Oconee, Georgia continued to improve in 2013, with more than 940 properties sold - an eyecatching 33% gain from the prior year. With just under $240M in closed volume, this was the best year since the market peaked in 2007, and an increase of 29% compared to 2012. Private lakefront home sales were stable, with 109 homes sold compared to 103 the prior year. Average sold price was $638,000, virtually unchanged from the previous 2 years. It depends on what type of home you are looking for.
Private lakefront homes on Lake Oconee are oversupplied, with 208 currently on the market and just 14 sold year to date. In fact, lakefront homes represent 50% of the single family home inventory and 33% of the sales. Homes under $200,000 represent 25% of the sales, but just 10% of the inventory - so buyers should be prepared to move quickly when they find a home of interest.
