remodel: 5 Major Risks of Being an Owner-Builder - 04/27/15 09:24 AM

What does "Owner-Builder" Mean?If you were thinking about being your own general contractor, or what is otherwise known as being an "owner-builder", you should consider these risks before you start on your next remodel project. The term basically describes a situation where you, the homeowner, serve as your own general contractor. As an owner-builder, you, not anyone you hire, assume all responsibility for the entire job.
I've experienced the financial devastation of projects gone wrong.  In fact, we buy houses with incomplete projects because a regular sale is out of the question.  Lenders won't lend on houses with unfinished remodeling.

remodel: Craftsman Before & After - Temple City, CA - 10/28/14 06:41 AM
This past summer I purchased a unique craftsman property in Temple City.  Near 2 of my favorite cities, Pasadena and Arcadia, Temple City has always been on my radar.  From the quiet tree-lined streets to the highly coveted school district, I knew it would be a great area to work in. Just short of being 90 years old, the property was in need of some serious TLC.  From foundation bolting and asbestos siding removal to all of the usual cosmetic finishes, no corner was left untouched.  The biggest hurdle we experienced with this project though was time.  In order to stay true to the craftsman style of the home, … (4 comments)

remodel: Before Remodeling, Always Get 3 Bids - 10/10/14 05:07 AM
As you might have guessed from the name of my website, JenniferBuysHouses.com, I buy houses. I’ve had the pleasure of meeting hundreds of homeowners in every situation you can imagine. Many of the properties I buy require replacing old roofs, HVAC systems, plumbing, electrical, and windows.  You name it, it probably needs to be replaced. Whether it’s one of those items or many of them, I’ve had to deal with many subcontractors who do the actual repairs or replacement.  So, when I hear that a homeowner is toying with the idea of fixing up a property themselves before selling, I … (3 comments)

remodel: Why This Altadena Homeowner Sold to Me - 03/26/14 06:34 AM
I purchased a 1924 tudor-style home in Altadena, CA from a homeowner who had inherited his childhood home. As I see too often, there were family "friends" living in the property, rent free, and to say they weren't taking care of the property is an understatement.

Selling your home is not as easy as you might want it to be, even in today’s market. In fact, it can be downright hard when your home doesn’t have all of the benefits and upgrades that other active properties in the area offer. For this reason, many people consider upgrading their home before they sell, feeling they can recoup the money on their investment by getting a higher price for the home. While this can work, you have to make sure you are choosing the right upgrades for your property. Listed below are the top three upgrades I feel are usually … (3 comments)

remodel: Before & After in Altadena, CA - 10/18/13 02:16 AM
We purchased this Altadena property in the fall of 2012.  It was on a very quaint street, which Altadena and Pasadena are full of.  Neighborhoods in these areas are famous for their character, so we had our work cut out for us.  The project went relatively smoothly, with the exception of the countless city inspections that took place. Getting a simple permit sign-off on a new heater turned into getting permits for numerous items, including fixes we didn't even do (the past homeowner did them years ago).  One of the most frustrating hiccups were the two front windows, that again we … (2 comments)

remodel: Before & After Photos - Gregory Ain Mid-Century Modern - 09/27/13 05:37 AM
This is a project we worked on a few years ago in Altadena, CA. We don't come across mid-century modern homes often, so this was a really fun one for us! My favorite features were the refinished concrete floors and the kitchen!
