Is the Santa Cruz Real Estate Market Shifting?
There has been a lot of talk over the past 6 months about a change in the market, not just locally in Santa Cruz but also in Silicon Valley and nationally.  The rate of appreciation of home values has slowed down, homes are taking a bit longer to sell and we are seeing more price reductions locally in Santa Cruz.  Does this mean the sky is falling and we are heading for a crash?  I don't think so, certainly nothing like we saw in 2008-2011.

Just back in November Santa Cruz county was rated the 12th hottest Real Estate market in the nation and now Santa Cruz is ranked the 7th hottest market in the nation as of February 2016.  Quite a jump!  I am not surprised by it though based on what I have seen on the market.
For example, in Capitola there are just 3 homes for sale! - last February in 2015 there were an average of 11 homes for sale.

I've been taking a look at graphs of Santa Cruz home values over the past 10 years and it does look like quite the roller coaster ride.  We had incredibly fast real estate appreciation followed by a quick downward slide that has lasted for years.  In a recent article on RealEstate.com Riding the Trillion Dollar Real Estate Recovery Coaster they state that after the huge real estate crash and loss in home values, on a National level we have recovered about 1/3 of what we have lost over this past year in 2012!  This may not be … (7 comments)

WHERE ARE THE MOST EXPENSIVE AND LEAST EXPENSIVE PLACES TO BUY A HOME IN CALIFORNIA?
Home prices in California vary widely depending on which California county you are looking to buy in.  Some of the most expensive homes in California are near the beach of course and also in the Silicon Valley area with all the high paying technology jobs.
Median home prices in Santa Cruz county have been hovering around the $500,000 range which is on the upper end of home prices in California but nowhere near the very top of the list.
