Austin Real Estate Market Review 12/15/2015 for November Housing market numbers as of 12/15/2015 showed from December 6, 2015 to December 12, 2015 sold average sales prices increased less than 21.54% to $379,310 from $312,054 in 2014. 3,690 current pending listings with an average list price of $340,068; this is a 16.11% increase in the number of pending units and a 5.07% increase in the average pending list price. In 2014, there were 3,178 pending listings with an average list price of $323,660. Austin Multiple Listing Service reports a 12% year-over-year to 3,149 sales for the month of July 2015. Austin Multiple Listing Service reports the median price for Austin-area single-family homes increased 8% year-over-year to $269,500 in July 2015, while average price increased 6% to $338,452 during the same time frame with new listings increasing 9%.

According to the Austin Multiple Listing Service Austin-area homes topped 3,000 home sales for June 2015 sine July of 2013 with a 5% increase year-over-year. Austin-area single-family homes increased 8% year-over-year to $272,250 in June 2015, while average price increased 2% to $333,866 during the same time frame. Keeping with the upward trend over the last several months, less than 3 in 10 single-family homes sold in the Austin area were priced below $200,000. Decrease home sales and an increase in active listings caused inventory levels to rise in May 2015. Austin-area housing inventory increased 0.1 months year-over-year to 2.7 months in May 2015, a figure still well below the 6.5 month level the Real Estate Center at Texas A&M University estimates as a balanced housing market.
