The Scottsdale real estate market saw an uptick in activity in September although prices continue to decline, albeit at a much slower pace. At about a 4 month burn rate (the number of months it would take to sell the exisiting inventory at the current sales pace) we are in what is typically observed as a balanced market in Scottsdale. If you're looking to pick up a good deal on a home or condo in Scottsdale, now's the time.
Here are August's numbers for the week ending 9/30/09:
Active Listings: 4,345 (Up 3% from Aug. '09)
Homes Pending: 1,296 (Up 6% from Aug. '09)

The Phoenix real estate market continued on an even keel for the month of September. The average sale price for homes in Phoenix increased significantly (up 6%) over August. And homes are selling much quicker these days as evidenced by the sharply decreasing number of days on market for those homes that did sell. The bidding wars and multiple offers on well priced homes are continuing and even the well priced non-distressed homes are selling quickly. The Anthem AZ real estate market is still moving along nicely, at least according to September's statistics. It's not quite the fevered pitch we saw over the summer, but that should be expected. With kids going back to school the housing market in Anthem typically starts to taper off this time of year. The number of homes actively on the market increased a little while the number of homes that actually closed improved dramatically. And we continue to see the average sale price tick up. My business partner and I are avid music listeners. In fact as I'm writing this I'm listening to the Rolling Stones "Exile on Main Street". Some consider it the Stones best album, I argue in favor of "Sticky Fingers", but I do like Exile.
Anyway, my point here is that music, unlike any other art form is able to lift the spirits, motivate, and transport us back in time. How many times have you heard a song and been taken back to a moment in your life?

Lately here on Active Rain and in the news media in general I've been reading and hearing a lot of positive signs that our economy and the housing market are starting to turnaround.
And yet with each piece of good news there's the "yeah but". Now, I'm no pollyanna, pie in the sky, rose tinted glasses, everything is great type of person by any means. But I have grown a little tired of all the naysayers.

The Anthem AZ real estate market continued to chug along in August. Albeit the number of sold homes fell slightly from July, the year over year numbers continue to improve. The number of homes actively on the market decreased a little. The number of homes that are pending and those that sold increased significantly over July, and we continued to see the average sale price increase slightly. The Anthem AZ real estate market continued it's strong pace in July. The number of homes actively on the market rose ever so slightly. The number of homes that are pending and those that sold increased over June. We did break our two month streak of average sale prices increase, but only by the silightest margin. The burn rate is down to 2 months now, so based on that statistic we have a seller's market in Anthem. Anthem's housing market looks to be once again on stable footing. If you've followed my blog posts over the years, or received comments on yours, you know how frustrated I have become with the majority of R.E.O. agents. In the Phoenix real estate market R.E.O.s make up a good percentage of our market.
Now, I understand the R.E.O. agents are busy. Many of them carry a hundred or more listings at any one time. However, that's no excuse for lack of professionalism. The Phoenix real estate market has heated up to a pitch we haven't seen in four years. I can tell you first hand, we are no longer in a buyer's market. At least not in the low end price range (less than $200k). Anecdotally, most agents in the valley have said the same. So the other day I checked our MLS to see if the numbers corroborated what I've been seeing and hearing. The numbers surprised me:
Active Listings: 32,943 (The lowest we've seen in over three years)

Just like the Phoenix real estate market, we may have passed the bottom of the real estate market in Anthem AZ. The number of homes actively on the market increased slightly. However, the number of homes that are pending and those that sold in May ratcheted up dramatically. And, for the first time in a long while, the average sale price increased. But still the burn rate is down to 2 months now, so based on that statistic we have a seller's market in Anthem. Days on market decreased as well. So all in all things are pointing up for Anthem.
